A residential, waterfront retreat in North Chatham

North Chatham unfolds along the shores of Pleasant Bay, just north of the busier, commercial area of Chatham Village. “It’s primarily residential with larger, private properties,” says Shane Masaschi, an associate broker at Compass and a Chatham native. “It’s very quiet in the winter due to the high number of seasonal residents.” From beach houses clad in faded cedar shingles to direct access to the water, North Chatham feels like a private coastal suburb close to the town’s amenities and attractions.

Inland and bayfront properties for a range of prices

Single-family homes bear classic New England architecture, from Cape Cods and colonials to New Traditional styles with gambrel roofs. Some streets are more densely packed with houses than others, but trees often separate the lots, creating a sense of privacy. Other properties are secluded on larger plots of land. Residents walk and jog along the narrow roads, and cars typically park in driveways and garages rather than on the street. Small cottages may start at around $600,000, though most homes sell between $1 million and $3 million. The largest options with pools, docks and private beach access can surpass $4 million.

Sailing, golfing and hiking on the Cape

Recreation in North Chatham centers around water, although land-based activities are also accessible. “It features the coastline on Pleasant Bay, several beaches and boating with several mooring areas,” Masaschi says. Boaters buy slips at Ryder’s Cove Landing and the Chatham Yacht Club. For a beach day, Jackknife Cove has sandy shores, and people are often sailing and windsurfing in the distance. Hikers and cyclists can navigate the Old Colony Rail Trail or head 5 miles south to the Monomoy National Wildlife Refuge. Golfers visit the private Eastward Ho! course for 18 holes with views of the water.

Most commercial development is outside the neighborhood

Residents typically go to Chatham Village for boutique shops and restaurants on Main Street. Chatham Squire, located 2 miles away, is a renowned casual spot for drinks, seafood and pub fare. It also hosts live concerts, trivia and karaoke nights. North Chatham has a Cape Cod Coffee, a local chain that has served the peninsula since 1970. Chatham Village Market sells groceries 2 miles away, with a CVS next door. The nearest Target is located 20 miles west in Hyannis, and Stop & Shop is within a 5-mile radius.

Education through the Monomoy Regional School District

Children begin at Chatham Elementary, which earns an A-minus rating from Niche. Monomoy Regional Middle scores a B-plus, and Monomoy Regional High gets a B. Innovation Career Pathways provide hands-on learning and connect students with internships in the community. Children outside the district can apply to these schools through the state’s school choice program.

Buses, trains and airports

Massachusetts Route 28 winds through North Chatham, and U.S. Route 6 runs nearby. The H2O bus line, serviced by the Cape Cod Regional Transit Authority, stops in the neighborhood. Boston is 90 miles away, and Hyannis is 20 miles west. Hyannis is home to the Cape Cod Hospital, the CapeFLYER train, which operates on weekends during the summer, and the Cape Cod Gateway Airport. The airport offers some seasonal and year-round flights, though many people fly out of Boston.
