Planned living outside of south side Atlanta
Arbor Springs Plantation is one of just a few planned communities between south Atlanta, Newnan and Peachtree City. The neighborhood is sought-after for its custom homes on large acreage lots and prime location close to the Hartsfield-Jackson Atlanta International Airport. “It’s probably the best location on the south side. It’s close to the city and the airport, and you don’t have the traffic volume there you have anywhere else in Atlanta," says Veronica Bangsboll, a Realtor with Harry Norman Realtors who has sold in the area for over 15 years. "Affordability-wise, what you’re getting is excellent compared to Atlanta, Roswell or Sandy Springs. It’s kind of a best-kept secret for the last few decades,” she says. Arbor Springs Plantation is adjacent to The Gardens at Arbor Springs, a 55-and-over community operated by a different homeowners association. Both communities have access to an on-site golf course and are less than 10 miles from the shopping and restaurants in Newnan.
Arbor Springs’ custom acreage homes
Arbor Springs Plantation specializes in custom homes, and builders add new properties every year. These homes are typically in the new traditional style, but Mediterranean properties with tiled roofs and white stucco exteriors are also common. Each home comes on at least an acre of land, offering a big yard and plenty of space. “One acre is the smallest lot you can have,” says Denise Kinzler, a Realtor with Berkshire Hathaway Home Services who has been selling in Atlanta for nearly a decade. “I’ve heard they’re actually developing a 5-acre private equestrian area in there for people with horses.” Homes under 3,000 square feet range from $500,000 to $700,000. Larger residences are $700,000 to $900,000, and properties over 5,000 square feet sell from $1 million to $3 million. The neighboring 55-and-over community, The Gardens at Arbor Springs, specializes in European-style cottages with big private courtyards that sell for $700,000 to $800,000. The area has a 1 out of 10 CAP Index Crime Score, below the national average score of 4.
Conveniently close to Hartsfield-Jackson
Arbor Springs is 5 miles from Palmetto, 10 miles from Newnan and Peachtree City and 32 miles from downtown Atlanta. It is also 20 miles from Hartsfield-Jackson Atlanta International Airport, which Kinzler notes makes the neighborhood popular for pilots and frequent flyers. Interstate 85 is the fastest route to the airport and downtown, while Highways 29 and 34 connect to Palmetto and Newnan. Palmetto has the closest Metropolitan Atlanta Rapid Transit Authority (MARTA) bus stops, with stops along Highway 29. Newnan is home to Cancer Treatment Centers of America and many of the region’s houses of worship, like Coweta Community Church on Farmer Miller Industrial Boulevard and First Baptist Church of Newnan on Washington Street.
STEM education at Northgate High School
Local schools through Coweta County Schools like Arbor Springs Elementary School, Blake Bass Middle School and Northgate High School all score an A-minus rating on Niche, and Northgate High is ranked the top public high school in Coweta County. Northgate High offers a STEM program with specialized engineering and health science courses. The University of West Georgia (UWG) main campus is 30 miles away in Carrollton, and there is a UWG branch campus in Newnan, 10 miles away. West Georgia Technical College is also in Newnan and offers trade programs like cosmetology, nursing and IT.
Golf at the Coweta Club is open to everyone
The neighborhood’s most prominent feature is the Coweta Club at Arbor Springs, a public 18-hole golf course on Arbor Springs Parkway. In addition to the course, the neighborhood has a fishing lake, tennis courts, a pool and an exclusive clubhouse. The clubhouse hosts resident events, like neighborhood lunches and dinners, poker games and movie nights. Walking paths and open streets connect the entire community. Residents often drive their golf carts along these paths.
Dining at Ashley Park or downtown Newnan
Ashley Park on Newnan Crossing Bypass is Newnan’s largest mall, with a Publix, clothing stores, a movie theater and dozens of chain restaurants in an open-air complex. Ashley Park also has local eateries, including the Italian restaurant Mama Lucia. Mama Lucia’s owner also operates Grayson’s Steak and Seafood Restaurant in Ashley Park, which was a Reader’s Choice on Newnan-Coweta Magazine’s “Best of 2024” list. About 3 miles from Ashley Park, downtown Newnan has plenty of locally owned shops ranging from toy stores to florists and art galleries. Downtown is also a restaurant hot spot, with small eateries like Meat N Greet on Jefferson Street, known for its grass-fed burgers.
