Over the Chattahoochee River and through the woods, the community of Fouts Mill offers a rural retreat about 30 miles from Atlanta. Homebuyers are drawn to the area for its serenity, spacious homes and lots, and relative affordability. Situated in Douglas County, Fouts Mill is devoid of retail, but plenty of dining and shopping options are 10 miles away in Douglasville. “It’s very popular with commuters to Atlanta. You are close, but far away from the hustle of the city,” says Windy Gamel, broker and co-owner of Southern Home Management Solutions. “It’s a relaxing area. And the taxes are lower than Atlanta.” Fouts Mill has an overall crime score of 2 out of 10, according to the CAP Index Crime Score. That's much lower than the national average of 4. “It’s a great area for nature lovers who want peace and quiet. You have the availability of recreation at the reservoir,” says Gamel, who grew up in the area. “The big deal of it is that you get that rural feel.”

Fouts Mill offers plenty of acreage

Those looking to move here will find homes built anywhere from the 1970s to the present day. They come in a variety of styles including ranch homes, Cape Cods and contemporary homes with two-car garages. Properties typically rest along sidewalk-free streets with lots of at least an acre. “The Dog River basin has a 3-acre minimum for lot sizes,” says Sandra Harvey, a Realtor with Better Homes and Gardens Real Estate Metro Brokers, who has 17 years of experience. “Zoning requirements depend on where you live.” The average sales price hovers around $425,000. A cozy three-bedroom could be found for $350,000, while a newly constructed five-bedroom might cost well over $800,000. The property tax rate in Douglas County is .92%, compared to .97% in Atlanta.

Alexander High School preps students for the future

The Douglas County School System serves Fouts Mill. Students may attend multiple schools including Dorsett Shoals Elementary, Fairplay Middle and Alexander High. The elementary and middle schools score B-minus Niche grades, while the high school earns a B-plus. Residents hop on Interstate 20 to get to downtown Atlanta

With its rural setting, cars are the main form of transportation in Fouts Mill. The city of Douglasville is 10 miles north by way of Highway 5. Downtown Atlanta is a 31-mile drive east on nearby Interstate 20. Hartsfield-Jackson International Airport, the world’s busiest airport, is 27 miles away via Highway 166 East.

Douglasville is the shopping hub

Fouts Mill residents head to Douglasville for shopping, dining and entertainment. The city hosts multiple shopping centers including Arbor Place, featuring Macy’s, a Regal Cinemas movie theater and multiple chain restaurants like Olive Garden and Chick-fil-A. Other dining options include Gumbeaux’s on Veterans Memorial Highway. The café has been serving up Louisiana-style gumbos and po’boys since 1994. Residents can stock up on groceries at Publix, Kroger, Food Depot or Sam’s Club on Highway 5.

Residents catch live music at GreyStone Amphitheater

The GreyStone Amphitheater on Church Street in Douglasville is the setting for regular live music events, including Wednesday Wind Down, a free weekly concert series in June and July. The Church Street Farmers Market is also held there every Tuesday from June to October. “Residents of the neighborhood gravitate towards the many events in downtown Douglasville every month,” Harvey says.

Dog River Reservoir is the place for fishing

Locals head to the 200-acre Dog River Reservoir, sourced by the Chattahoochee River, to spend the day on the water. It’s a popular spot to kayak or reel in catfish, bass and sunfish. There are grills and picnic tables for cooking out and Jon boat rentals are available. The reservoir on River Road is only open to Douglas County residents.
