Named after the intersection of Park Street and Proctor Street that anchors the residential neighborhood, Park-Proctor offers a sparse suburban feel in southern Chelmsford, Massachusetts. Rolling green landscapes are dotted with large New England-style homes, creating a tranquil atmosphere outside the hustle and bustle of Boston. The natural setting puts residents close to many parks, reserves and opportunities for outdoor recreation. Still, the neighborhood boasts easy access to highly rated schools, the Chelmsford town center, and convenient shopping and dining options. “Chelmsford is a very diverse town,” says local Realtor Pamela Ely of Coldwell Banker Concord, who grew up in the area. “They have the farmers market in the summertime and a really robust town recreation program. And Park-Proctor puts people close to that, plus the proximity to the highways and great parks.” Major thoroughfares, including Interstate 495 and U.S. Highway 3, take locals to nearby communities and Boston, about 33 miles south. “The neighborhood has a great location and borders Westford and Carlisle,” Ely says.

Eclectic mix of New England-style homes

As locals head farther outside of Chelmsford, they’ll see white picket fences and modest New England homes tucked amidst the lush scenery of northeast Massachusetts. Homes are more spread out in Park-Proctor, creating a sparse suburban feel. “The housing stock is completely eclectic,” Ely says. “It’s still approachable for first-time homebuyers because of smaller houses, but there is a good mix for all demographics.” Vernacular New England styles such as colonials and Cape Cods are most common among single-family homes here, peppered between ranch-style homes and more recently built Neo-colonial examples. Prices typically range between $640,000 and $1.2 million, depending on property size. Homes don’t go on the market often and usually sell above asking price.

Highly rated schools within Chelmsford Public School District

Students in Park-Proctor are served by the Chelmsford Public School District, which has an A overall grade from Niche and serves over 1,500 students. Kindergarteners through fourth graders may begin their education at Byam Elementary School, which gets a B-plus. Graduates can continue to either McCarthy Middle School or Parker Middle School. Year-round recreation at Great Brook Farm State Park

Park-Proctor’s scenic surroundings give residents opportunities for outdoor recreation. The neighborhood is home to Chelmsford Country Club, a public nine-hole course that also has a pro shop, practice range and restaurant. Over 20 miles of trails weave through the expansive fields and woodlands of Great Brook Farm State Park, which stretches south of the neighborhood. The multi-use trails support horseback riding, mountain biking and hiking. The park is anchored by the Great Brook Dairy Farm, a working farm that offers daily tours and ice cream. Canoers and kayakers take to Meadow Pond, and skiers enjoy the park’s slopes in the winter months.

The Cranberry Bog Reservation is also south of Park-Proctor, offering additional trails through the marshes and cranberry bogs, 19 acres of which are still used for harvesting cranberries every fall. West of the neighborhood, the Bruce Freeman Rail Trail hugs Heart Pond, a scenic stop for birdwatching and fishing. The rail trail runs just over 11 miles from Lowell to Acton.

Along the Interstate 495 corridor west of Park-Proctor, Westford Valley Marketplace and other shopping plazas house grocery options like Market Basket and Whole Foods Market, as well as retailers like Marshalls. Major thoroughfares connect to Boston

Park-Proctor is bound by Route 27 to the west, which connects residents to Chelmsford, less than 3 miles north. The neighborhood also puts commuters in proximity to Interstate 495 and U.S. Highway 3, the latter of which links to Interstate 95. Park-Proctor sits about 33 miles north of Boston, which can take over an hour by car. Bus stations are peppered throughout the area, offering service to commuters headed to Chelmsford. The nearest train stations are north in Lowell, about 8 miles away, and southwest in Littleton, just over 10 miles away.
