Professionals are seeking new homes and schools in Corryville
Corryville is a slowly growing community across the Ohio River from Huntington, West Virginia. While it hasn't grown quite as fast as its neighbors to the east around Proctorville, Corryville's housing inventory and schools have seen some noticeable updates recently. But it's still a small-town with the community events to prove it, plus commuters can stay close to employers throughout Huntington without having to pay West Virginia's personal property tax. "You're going to find in the Proctorville area that there's some new construction going on," says Realtor Vineta Maynard of Realty Exchange. "We're seeing doctors and other professionals come in, and instead of locating in Huntington, they're going over to the newer developed areas."
Limited inventory for new and established homes
Established homes in Corryville tend to be found immediately off of Ohio River Scenic Byway. Meanwhile, a smaller supply of newer homes sit perched above the main drag in quiet hilltop communities. But home sales are infrequent in Corryville, making pricing data limited. According to a Homes.com calculation, which uses a combination of estimate data, the average home value in Corryville was around $160,000 in March of 2025. However, the community's newer homes skew the data somewhat. The handful of newer homes in hilltop communities are often valued between $600,000 and $925,000. Meanwhile, established options on the main drag are usually valued between $100,000 and $200,000.
Food banks and church picnics maintain a sense of community
While residents can easily make trips into Huntington for festivals and other downtown events, some organizations help maintain a more localized sense of community. The Community Mission Outreach operates a food bank out of the Chesapeake Community Center, feeding thousands of area residents every month. Around the holiday season and in colder months, the food bank also hosts clothing and toy donation drives. Congregations like Rockwood Baptist Church are also an important part of the community fabric, hosting an annual community picnic, Easter egg hunt and group retreats throughout Appalachia. Residents are also a short drive away from the Lawrence County Fairgrounds, where the annual county fair occurs every July.
New wing for career and technical courses at Chesapeake High School
Students begin school at Chesapeake Elementary, which has an overall Niche rating of B. For grades six through eight, students attend Chesapeake Middle School, rated C-plus. The final step is Chesapeake High School, rated C. In 2024, Chesapeake High received a grant of over $10 million to expand its campus. Construction of new athletic courts and a new building for career and technical education opportunities, such as robotics, engineering and health sciences, is expected to finish by December of 2026.
Ohio River boat ramps and community center meetups
Residents have a few ways to spend time outdoors. The Indian Guyan Boat Ramp offers the ability to put in a kayak or a small craft to the Ohio River to those who do not live in a waterfront home. Those looking to do lake fishing instead of casting lines in the river can visit Sky Lake, which is stocked with catfish. On rainy days, residents can visit the Chesapeake Community Center, a former high school converted in 1989. Today, the center is popular for its indoor gymnasium and workout room. On sunny days, the ball diamond and garden plots outside are often in use too.
Local craft stores and supermarkets nearby in Chesapeake
The Ohio River Scenic Byway passes directly through Corryville, forming the community’s main thoroughfare. Residents drive the roadway to reach a handful of businesses in Corryville, which includes a few barber shops, bank branches and gas station convenience stores. The community is also home to small boutiques like Pamela & Budds Country Corner, where locals shop for craft supplies. Additional commercial options sit in either direction of Corryville. For groceries, a 5-minute drive east takes shoppers to a Kroger in Proctorville. For a larger quantity of restaurants and shops, drivers head 5 minutes west to the Village of Chesapeake.
Easy interstate commutes with tax benefits
Corryville sits between two bridges crossing into Huntington, West Virginia. This affords easier commutes to employers across the river, like Marshall University or St. Mary's Medical Center. While that does mean a longer commute than living in the city, some costs are offset by an interstate commute. "A lot of people say the taxes are better in Ohio because you don't have personal property taxes. So, I think that attracts some people," Maynard says.
Riverside flood zones and low crime rates
The Ohio River is prone to flooding when there is heavy precipitation. Most of Corryville is of high enough elevation for this to not be much of an issue. However, homes along the river are in a flood zone, so many homeowners maintain a flood insurance policy.
Compared to nearby areas, like neighborhoods in Huntington, Corryville has very low crime rates. The community has a CAP Index Score of 2, half the national average.
