The neighborhood appeals to those seeking highly rated schools, a suburban setting and proximity to the area's naval stations. Additionally, regional growth is on the horizon with the Coastal Virginia Commerce Park in development, which is set to replace 4,000 acres of quiet farmland with industrial buildings and roads. “It’s a few years away, but it’s coming in the southern part of Chesapeake,” says Tom Duckett, a Realtor at Howard Hanna Real Estate Services with over 37 years of experience.

Albemarle Acres West offers a suburban setting

Cul-de-sacs lined with mature, leafy trees give Albemarle Acres West a quintessential suburban appeal. Homes with tidy lawns sit on wide, level streets. Prices range from about $340,000 to $880,000. Buyers can find smaller ranch-style homes on the lower end of that price range and two-story New Traditional homes around 3,000 square feet on the higher end. About 91% of homes are owner-occupied. The overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4.

Students are zoned for Chesapeake Public Schools

Chesapeake Public Schools, rated A-minus overall by Niche, serves the neighborhood. Students through second grade may begin at B-rated Butts Road Primary School. Students through fifth grade may attend Butts Road Intermediate School before advancing to Hickory Middle School. Both are rated A-minus, as is Hickory High School. English, math, science and history proficiency levels at Hickory High School consistently rank higher than those across the division and state. School choice in Chesapeake includes magnet schools, intra-district open enrollment and out-of-district transfers, space-permitting. Great Bridge Christian Academy, rated A-minus, and Veritas Collegiate Academy, rated A-plus, are two nearby private options serving all grade levels.

Mt. Pleasant Market Place and Centerville Crossing Shopping Center

Stores and restaurants are right across the street at the intersection of Centerville Turnpike and Mt. Pleasant Road. Shoppers can pick up groceries from Food Lion and Kroger, secondhand items from DAV and hardware from Tractor Supply Company. Chain restaurants like Hardee’s and Tropical Smoothie Café are close at hand, as are locally owned eateries. Although there are no parks in the neighborhood, residents have options nearby for outdoor recreation. Members of Great Bridge Swim and Racquet Club have year-round access to the pool, tennis courts and pickleball courts. The club also hosts swimming lessons and summer camps. Battlefield Golf Club offers both memberships and day rates for its 18-hole golf course, as well as lessons, camps and a golf league. Great Bridge Lock Park sits on a peninsula flanked by the freshwater Intracoastal Waterway and the salty waters of the Elizabeth River. The park features a boat ramp, fishing and crabbing areas, and an ADA-accessible launch for canoes and kayaks. Great Bridge Lock Park also has a walking trail, a playground and picnic areas.

Driving through Chesapeake with hospitals nearby

With no available public transportation options, Albemarle Acres West is a bikeable, but overall car-dependent, neighborhood. Route 165 heads west toward Great Bridge ; from there, drivers can connect to Route 168, which runs through Chesapeake. The neighborhood is about 6 miles from Chesapeake Regional Medical Center and Children's Hospital of The King’s Daughters. While residents may hear jets heading to the naval landing field 5 miles east, commercial flights fly though Norfolk International Airport, 15 miles north.

Chesapeake stays prepared for inclement weather

Chesapeake can experience hot summer temperatures and high wind gusts during storms. Residents typically have advanced notice of forthcoming storms, including hurricanes. “Hurricanes are usually never a problem; you can see them coming a week ahead of time,” Duckett says, also mentioning that the city has underground utilities, which helps to minimize power outages during storms.
