Caroon Farms offers spacious yards near shopping centers
Located in the woods of southern Chesapeake, Caroon Farms is a secluded suburb offering large homes with plenty of yard space. One way in and out of the neighborhood adds to the seclusion, but three shopping centers less than 5 miles away keep the community close to essentials. Local Realtor Alysia Mulkey, who works for Atlantic Sotheby's International Realty, saw first-hand how the area has grown. “I grew up in the neighborhood, moved out and then purchased back in. It’s like a legacy neighborhood, it’s really crazy how far the area has come,” says Mulkey.
Colonial homes starting in the $820,000s
Homebuyers can find traditional homes like colonials and ranch-styles that were built in the late-1900s and sit on 3 to 5 acres of land. “There wasn’t just one builder," Mulkey says. "People bought lots and built their own homes. So, the houses here are all very different.” Properties sit farther off the neighborhood’s winding roads, with long driveways leading to two-car garages. “They’re all septic and well water properties, no city water,” adds Mulkey. The neighborhood only has around 100 houses, which don't go on the market often and typically sell in just over two weeks. Prices can range from around $820,000 to $1.4 million. The CAP Index gives Caroon Farms a crime score of 2 out of 10, which is below the national average of 4.

Top rated Chesapeake school district
Students attend Chesapeake Public Schools, and each school serving the neighborhood earns an A-minus from Niche. Kids may start at Southeastern Elementary before going to Hickory Middle. Hickory High ranks in the top 20 best public high schools in Hampton Roads.

Annual events from the Civic Association and throughout Chesapeake
The Caroon Farms Civic Association holds community events throughout the year, including an Easter egg hunt, summer bonfires, ice cream socials and Halloween celebrations. “We’re not a normal neighborhood because everyone’s houses are so far apart, so we put all the kids on the back of a tractor and pull them through a hayride,” says Mulkey. The city also holds numerous events annually, including the Chesapeake Jubilee in May with amusement rides, food vendors, live entertainment and fireworks. The Virginia Symphony Orchestra puts on Symphony Under the Stars at Chesapeake City Park in June and a Holiday Brass Concert at the Chesapeake Conference Center in December. The city celebrates the holidays with their Deck the Hall drive-through light display and Fa La La Land, a week-long celebration with ballerina performances, carolers and holiday-themed food trucks. And the Battle of Great Bridge’s re-enactment at Battlefield Park honors the city’s Revolutionary War history.
Shopping and dining off the Chesapeake Expressway
Just off the Chesapeake Expressway, the Edinburgh Shopping Centers have a Walmart and Target for essentials. There’s also The Home Depot, chain eateries and a movie theater. Popular local restaurants include The Barrel Room with American favorites, Perfectly Frank with hot dogs and Baba's Pizzeria with Italian dishes. Residents can also drive 10 miles north to Greenbrier Mall and Crossways Shopping Center, which offer over 100 additional stores.

There aren’t any outdoor attractions in the neighborhood, but Centerville Park is just 5 miles east with multipurpose fields and a playground. The Southern Chesapeake Athletic Association is just to the south with over a dozen baseball and softball diamonds. And 10 miles south, Northwest River Park features over 7 miles of hiking trails, a miniature golf course, fishing and boating opportunities.

Chesapeake Expressway connects to I-64
With its spread out design, Caroon Farms is car dependent. State Route 168, known locally as the Chesapeake Expressway, connects 10 miles north to Interstate 64. Virginia Beach is about 29 miles away, and the Outer Banks are a 56-mile trip. Chesapeake Regional Medical Center, located 7 miles north, is the closest hospital. The closest commuter airport, Norfolk International, is 20 miles north.
