Chesterfield is a city by the Missouri River that can reel residents in for several reasons. It could be the two highly rated school districts that serve the city, the chance for a spacious property in a quiet subdivision, jobs at companies like Pfizer and St. Luke’s Hospital, or the opportunity to live in a spot bustling with places to dine and shop. All of it comes in a community with better-than-average crime rates, just 22 miles west of St. Louis. “Location and affordability,” says Realtor and longtime St. Louis-area resident Suzanne Matyiko, of Berkshire Hathaway HomeServices Alliance Real Estate, citing two of the area’s biggest appeals. “If you want to live on that side of the river, it’s a little more affordable, and the lots are probably a little bit bigger than if you’re closer to St. Louis.”

Living at residents’ pace
Chesterfield’s housing stock is mainly colonials, new traditionals and ranch-style houses built in the mid-to-late 20th century. These options go for anywhere from $300,000 to almost $2 million based largely on square footage. Closer to the city’s downtown commercial district, condos are also an option and sell between $140,000 to $325,000. The median home price in the city is $624,953, which is 13.6% higher than the national average. “As soon as the houses come on the market, they already have contracts,” says Realtor Bob Waters, of Coldwell Banker Realty - Gundaker, who has worked in the area for over 20 years.
The 117-acre Downtown Chesterfield mixed-used development that’s set to be completed in 2029 will add more home inventory. It will also include restaurants, shops and offices.

Home to Dierbergs Markets
A couple of Chesterfield’s major employers are related to healthcare. The list includes the 493-bed St. Luke’s Hospital, which stretches across two campuses off Missouri Route 141. St. Luke’s offers services in five dozen areas, from cardiology to urology. Biopharmaceutical company Pfizer has a research and development campus in town as well. Chesterfield is the headquarters for the regional grocery store chain Dierbergs Markets.

Rockwood and Parkway are prime school districts
Two acclaimed school districts cover Chesterfield. The Rockwood School District, which has an A-plus grade on Niche and ranks as the third-best district in Missouri, serves those on the west side of town. There are more than 19,400 students in the Rockwood School District, in 29 schools.
The A-rated Parkway School District serves students on the east side, and Niche rates it as the eighth-best district in the state. It has roughly 16,600 students, with 28 schools plus an early childhood center.
Private schools in the city include The Fulton School, which has prekindergarten through 12th grade. It uses the Montessori method, has a student-teacher ratio of 7-to-1 and carries an A Niche grade.
The private Logan University is based in Chesterfield and is known for its College of Chiropractic and College of Health Sciences. The school has around 1,800 students and the school offers doctorates, master’s and bachelor’s degrees.
Marquette Sr. High School serves students 9-12th from Chesterfield, Missouri.
Parkway West Middle School serves students 6-8th in Chesterfield.

Retail therapy is easy to reach
Chesterfield residents have no shortage of nearby retail options, many clustered in a corridor just off Interstate 64. The stretch includes multiple supermarkets, car dealerships, an outlet mall and a movie theater, interspersed with an assortment of restaurants, mostly chains.
A former outlet mall here was converted into an entertainment hub dubbed The District. The District includes multiple breweries and other eateries, plus The Factory, a 52,000-square-foot, 3,000-seat venue with multiple shows each week, including concerts and comedy shows. “The Factory is a pretty big draw for people, closer to home,” says Suzanne Matyiko, a Realtor with Berkshire Hathaway HomeServices Alliance Real Estate and a longtime St. Louis-area resident. “It’s a newer venue.” Locals can see live music during the free Sounds of Summer concert series, too, which Matyiko says is also popular. The concerts happen on Saturday evenings throughout the summer.

Faust Park features unique amenities
The almost 200-acre Faust Park is part of the property once owned by Frederick Bates, the second governor of Missouri. Bates’ former home, built in 1819, is still standing at the park. The Butterfly House, an 8,000-square-foot conservatory that keeps 60 tropical butterfly species and is open to the public. Faust also features a playground and a mile-and-a-half-long trail.
River’s Edge Park is a 188-acre space right by the Missouri River that includes a lake open to fishing and a trail just under 2 miles long. Athletes in town have the 176-acre Chesterfield Valley Athletic Complex, with 19 ball fields, 14 multipurpose fields and six sand volleyball courts. When the weather’s not as comfortable in an area that experiences warm summers and cold winters, the Chesterfield Family YMCA offers an indoor option with a spacious fitness center, an indoor pool and a pair of gymnasiums.

Interstate 64 is a direct link to the rest of the region
A 12-mile stretch of I-64 runs through Chesterfield. I-64 is the main connection to St. Louis, a straight shot east. I-64 also connects to I-270 for drives to the St. Louis Lambert International Airport, 20 miles northeast. Lambert is the busiest airport in the state, with more than 15 million passengers each year. The Spirit of St. Louis Airport in Chesterfield facilitates private flights with runways of 5,000 and 7,485 feet. Local commuters can take advantage of Chesterfield’s multiple MetroBus stops.
