Kingstown is a quiet suburb bracketed by the Chester River and Chestertown to the west and farmland to the east. Thomas Boeshore, an associate broker at Berkshire Hathaway HomeServices Homesale Realty who has sold homes in the area for 27 years, says people like Kingstown for its proximity to Chestertown’s shopping and dining. The town is only about a mile away, but not being within its borders means a quieter atmosphere and lower taxes. And despite being so close, the two areas are in different counties, with Kingstown sitting in Queen Anne’s County. Boeshore says that’s another major plus for many homebuyers. “You’re close to Chestertown, but you get Queen Anne’s schools,” he says.

Boating and fishing on the Chester River
Its position on the Chester River makes it easy for Kingstown residents to enjoy the water. Boating, fishing and kayaking are all popular activities. “If you’re living on the river, you obviously have your own boat, but otherwise you’ll need to find a marina to keep your boat,” Boeshore says. There’s a small marina with a few slips in Kingstown by the bridge, but there are other options nearby. The Chestertown Marina is just across the river, and the Chester River Yacht & Country Club is about 2.5 miles away. Back in Kingstown, Fairview Park has a small dock for fishing and launching kayaks.

Inland homes on smaller lots or waterfront estates
Ranch-style homes, split-levels and Cape Cods are common in Kingstown. Inland fixer-uppers cost between $270,000 and $350,000, while more turnkey homes range from $350,000 to $450,000. Inland houses often sit on a third of an acre to half an acre of land, while waterfront homes tend to have more land — often an acre or more.

Flood zones along the river, hurricane season and a low CAP Index

Reenacting history at the Chestertown Tea Party Festival
Kingstown is quiet year-round, but residents often drive to Chester for its many events. The Chestertown Tea Party Festival is one of the town’s biggest yearly events, drawing an estimated 15,000 people. Held on Memorial Day, it features a reenactment of a 1774 act of protest where, after the British closed Boston’s port, Chestertown locals banned tea and promptly marched from the town center to a ship in the harbor and tossed its tea overboard. Today, the reenacted march is a popular parade, and the event features live music, a raft race, local vendors and a 5K and 10K run.

Getting essentials and eating out in Chestertown
Residents often head to Chestertown for shopping and dining. The area’s downtown offers spots like The Kitchen at the Imperial, which is known for its crab cakes, and BAD Alfred’s Brewing, which is just as popular for its pizza as it is for its wide selection of beer and cocktails. They can find groceries at Chestertown Natural Foods or drive further into Chestertown to reach ACME Markets, which is about 2 miles from home. “People do all their local grocery shopping and go to the fabulous farmers market in Chestertown,” Boeshore says. The year-round Chestertown Farmers Market is held every Saturday. Chestertown doesn’t have many big box stores, though, so Boeshore says that residents sometimes make the 29-mile drive to Middletown in Delaware for its wide selection.

Quiet residential streets and Route 213 to Chestertown
Most of Kingstown’s roads are quiet residential streets; its biggest street is Church Hill Road, also known as state Route 213, leads into Chestertown. The University of Maryland Shore Medical Center at Chestertown is less than 2 miles away. Baltimore is about 74 miles away, a drive that takes about an hour and 20 minutes in low traffic.
