Southern neighborhood with anticipated population growth
Located 3 miles from downtown Cheyenne, South Greeley is an up-and-coming area known for its commuter access and budget-friendly homes. Traditionally an industrial area, South Greeley is one of Cheyenne’s southernmost neighborhoods, but it’s rapidly changing because of several new business developments. Technology companies Microsoft and Meta announced their plans for new data centers to be built near this neighborhood, and Brenton Leavitt, associate broker at RE/MAX Capitol Properties and a 40-year resident of Cheyenne, said he expects more residential development in South Greeley, a change from its industrial past. “There was a lot of commercial traffic that came through the area back then, like trucking companies, but I think it’s shifting to be less of that,” he says.

Suburban roads and manufactured subdivisions
South Greeley is a combination of single-family and mobile homes; most single-family homes are located north of Angie Street. Houses congregate on sidewalk-lined, enclosed suburban streets or sit close together in residential pockets scattered throughout the neighborhood. Uniform ranch-style homes with two-car garages and small lawns leading to paved sidewalks line the enclosed residential roads, and outside of this area, split levels and ranchers have colorful exteriors and brick designs. Prices range from $150,000 for a fixer-upper to $555,000 for a newer construction ranch home. The south part of the neighborhood has manufactured home subdivisions with at least three to four bedrooms. Prices range from $25,000 to $90,000.

Home to nightlife spot Outlaw Saloon
South Greeley has a collection of locally owned restaurants and chains. Anong’s Thai Cuisine has a lunch buffet and a full dinner menu with cuisine favorites like shrimp massaman and rad nha. Luxury Diner serves traditional breakfast items out of an 1894 trolley car 4 miles north. Their green chili and sausage gravy recipe is decades old and a customer favorite. Ike’s Bar and Grill off Greeley Highway serves craft cocktails and traditional pub fare like wings and burgers. Within the neighborhood, folks gather at Outlaw Saloon for arcade games, pool tables and slot machines. The bar also hosts weekly concerts, dance lessons and karaoke nights. “Definitely Friday and Saturdays, it’s a spot where people like to go two-stepping,” Leavitt says. Downtown Cheyenne is a popular shopping area, with local merchants like The Wrangler for clothes or Alexis Drake for customizable handbags. Groceries can be purchased from Safeway or La Barata Mini Market.

Multiple entry points to Cheyenne Greenway
Hiker and bikers get their exercise on the Cheyenne Greenway; South Greeley has a few entry points for the city’s 45-mile trail. David R. Romero South Cheyenne Community Park has a playground, walking trails and a nine-hole disc golf course. Curt Gowdy State Park, located 27 miles away, is a popular destination for summer and winter activities. Visitors will often head to the park to lay low on the campgrounds. Locals can participate in boating, fishing, hiking and horseback riding. When winter strikes, the city’s trails turn into tubing, sledding and cross-country skiing spots.

The Cheyenne Depot Plaza is a popular spot for events and community gatherings, located 4 miles north of South Greeley. Fridays on the Plaza brings in local and national artists from June to August. Cheyenne Frontier Days, the premier ten-day rodeo celebration, holds several events on the Plaza. “[Frontier Days] is an international thing. We get so many tourists that come in droves,” Leavitt says. “There’s something going on all over town.”

Students can start at Afflerbach Elementary, rated C-minus by Niche. Johnson Junior High, a C-rated school, teaches seventh and eighth-grade students. Students can begin career coursework in middle school and transition to advanced career offerings in the ninth grade. Kids complete grade school at South High, rated C-plus from Niche.
Commuter-friendly neighborhood with multiple highways
South Greeley is surrounded by multiple highways, making it easy for commuters to enter and exit the city. College Drive runs east-west through South Greeley; as it goes east, it circles north. This route also connects to Interstate 25, which runs to Fort Collins, Colorado 45 miles away and Casper, Wyoming, 182 miles away. Highway 85 is a north-south road that connects to Greeley, Colorado, 50 miles away. College Drive also merges with Interstate 80, which goes to Laramie, 52 miles away, and the Nebraska border, about 45 miles east. Cheyenne Transit Program has bus stops around the neighborhood, and the Cheyenne Regional Airport provides daily flights to Denver.
