Southern neighborhood with a mix of residential and commercial properties
Fox Farm-College is a census-designated area on the south side of Cheyenne with industrial businesses, residential neighborhoods and a population of just over 3,800 residents. Locals that move here get modest-sized homes near restaurants and major highways. "Affordability is a draw. [The area] was mostly associated with Laramie County for a long time, but now it's moving more to the city," says Brenton Leavitt, associate broker at RE/MAX Capitol Properties and Cheyenne resident for more than 40 years. As its name implies, Fox Farm-College is home to Laramie County Community College, which teaches more than 5,700 students and partners with the community. "The college is a big draw for the town with meetings often happening there," Leavitt says. "When I first moved there, the campus was small, and they were building it out. Now that it's built, people are coming in." The CAP Index crime score is a 5 out of 10, just one point higher than the national score of 4.

Manufactured and ranch homes near commercial sites
Fox-Farm College has a part rural, part industrial ambiance. Industrial businesses are scattered throughout the neighborhood on fields off dirt roads, and residences are generally within mobile home subdivisions or near commercial buildings. "At this point, the commercial is basically staying along South Greeley Highway and Fox Farm Road,” Leavitt says. "It used to be intermixed, but it's getting more separate from the residential parts." Houses may have private driveways or separate garages, and the neighborhood has few sidewalks; most homes have grassy lawns next to the road. Traditional ranch-style homes may have front yards, landscaping or metal fencing. Prices range from $250,000 to $525,000. Manufactured homes are situated north of College Drive and east of Avenue C. "Some of those manufactured homes are getting pulled out, and new trailers are pulled in," Leavitt says. "They're definitely modernizing down there, and bringing homes up to 2024 standard." Manufactured homes can range from $40,000 to $227,000.

Home to Laramie County Community College
Children can begin their education at Arp Elementary School from prekindergarten until the sixth grade. This school earns a C-plus grade from Niche. Johnson Junior High is a C-rated school that serves seventh- and eighth-grade students. Students finish their education at South High, a C-plus school offering dual enrollment courses with Laramie County Community College and career academies for business, STEM and health sciences. Laramie County Community College has 43 associate’s degree pathways and two bachelor's degree programs. The community heads to campus to cheer for its athletic teams and eat in its lunchroom. "People make it a destination to make it to their cafeteria," Leavitt says. That includes neighbors who aren’t even students. "They rotate the food all the time, but they have a buffet and their salad bar is really good."

Right outside the neighborhood, the Galaxy Donut Shop on Central sells espresso, coffee beverages and assorted doughnuts. Diamond Horseshoe Café is a diner and longtime brunch spot serving omelets and burgers next door. Pour Decisions Bar and Grill sits within a strip mall off Lincolnway; it's decorated with sports memorabilia and serves comfort dishes like prime rib and spaghetti. The Outlaw Saloon hosts concerts, dance classes and karaoke nights. People also go there to play pool, slots and arcade games. Neighbors purchase groceries from Safeway.

Fox Farm-College is largely industrial, so most green space is located outside of the neighborhood. United Nations Park is about 3 miles northeast; visitors can enjoy the playground, tennis courts and fields. Holliday Park is another option that's 3 miles north. Folks can exercise along the trails and play games on its tennis and basketball courts. The Big Bog Steam Engine 4004, the world's largest steam locomotive, is displayed at this park. Within Fox Farm-College are multiple access points to the Cheyenne Greenway. Hikers and bikers can journey around the 45-mile trail that connects the city.

Drivers can easily access nearby highways and interstates. "If you're a commuter, this is a great place for that. You have access to Highway 85, which goes to Greeley, [Colorado]. Interstate 80 is right there and easy to funnel through," Leavitt says. Greeley is 52 miles away, and Interstate 80 on the north end of the neighborhood links drivers to Laramie and the Nebraska border.
