Affordable dense suburb two miles from downtown Cheyenne
Less than two miles from Historic Downtown Cheyenne, Lake Minnehaha is a dense, walkable suburb with easy access to a major highway. “Most people move out here for affordability. It’s a cheaper, lower dollar area as a whole,” says Corey Rang, Broker at Peak Properties LLC. “It’s one block off Lincolnway, which has a bit of everything, including restaurants and businesses.” Lincolnway shops vary from national chains to veteran-owned spots, and locals can walk across the road to get to them or take a quick drive in their cars. Some businesses provide a homey and welcoming environment for commuters. “We get a lot of travelers. We have the VA Hospital here. We have a lot of people that come here from Colorado or Nebraska,” says Valerie Martin, owner of R&B Breakfast Club. “They stop in for a bite before their appointment.”

Elvis-themed dining at R&B Breakfast Club
Various hot and cold espresso beverages are served at The Human Bean. R&B Breakfast Club has been a city favorite for its friendly service and brunch menu. The 16-booth diner is themed around The King of Rock and Roll, Elvis. “The original owners put this theme in when they opened,” Martin says. “Our tables and dining room are plastered with decorations. I’d say about 95% Elvis and 5% of Marilyn Monroe.” Their most popular item is the breakfast burrito, which includes a mix of red and green chiles. Hi Sushi operates from a small structure along the Lincolnway, serving sushi rolls and ramen dishes, and Durbar Nepalese and Indian Bistro serves things like curry and butter chicken. Cheyenne Plaza Shopping Center is located a mile and a half east. The plaza has tenants like Sportsman’s Warehouse, Murdoch’s Ranch and Home Supply and a longtime bookstore, Book Rack. Also in that direction is an Albertsons for groceries.

Holliday Park to the east with a lake
While Lake Minnehaha isn’t home to any parks, a mile away is Holliday Park, which contains Lake Minnehaha itself. People walk their dogs through the park along the lake and check out local wildlife. The park links to a greenway trail for biking, walking and scooter riding, and it also has statues, like the Big Boy Steam Engine 4004, one of the remaining Big Boy engines from the Union Pacific Railroad. Before the engine's retirement in 1962, it pulled 3,600-ton freights between Cheyenne and Ogden, Utah. Brimmer Park to the north offers athletic fields, playgrounds and a skate area, and nearby is Prairie View Golf Course, which has a 9-hole course ideal for beginners.

Smaller homes from the 1940s and 1950s
Lake Minnehaha homes are small, usually not exceeding 1,000 square feet. “There are mostly single-family homes over there,” Rang says. “You see that many single families are being converted to duplexes.” Cottages, bungalows and ranchers are the primary architectural styles, and most properties were built in the 1940s and 1950s with moderately-sized front yards and front walkways leading to sidewalks. Yards may have gravel driveways or detached garages. Prices vary from $115,000 for a fixer-upper to $320,000 for a rancher.

Lincolnway borders the neighborhood's north end
Lincolnway, a major Cheyenne commercial road, stretches along the north side of the neighborhood. The route travels east to west through the city, connecting folks to Interstate 80. The interstate goes through most of Wyoming, linking Cheyenne to Laramie in 50 miles and the Nebraska line in 45 miles. “It’s very easy to drive around,” Rang says. “In Cheyenne, you can get anywhere in 20 minutes; then it takes 7 minutes to get on the highway.” Most residents are veterans or active duty in the Air Force or National Guard. The Francis E. Warren Air Force Base is located 5 miles west. The Cheyenne Transit Program offers several stops on the East Route. For air travel, folks are less than 3 miles from the Cheyenne Regional Airport. Travelers can take daily flights to Denver International Airport via United Airlines.
College credit through Laramie County Community College
Neighborhood students are zoned for the Laramie County School District No. 1, which earns a B-minus from Niche. Young students can spend grades kindergarten through second grade at Lebhart Elementary, followed by grades three to six at Fairview Elementary. The schools earn a B-minus and C grade from Niche, respectively. Seventh and eighth-grade students can attend Johnson Junior High School, which receives a C from Niche, and high school kids can get their diplomas from the C-plus rated South High. Students can earn college credit from Laramie County Community College by taking more than 20 business, information technology and mathematics courses.
