Irving Park is a northern Chicago community known for its historic homes and transit access. Residents tend to stay here for decades, bringing a more community feel to the neighborhood than others within city limits. Metra and L trains connect Irving Park to The Loop, but sidewalks along streets make it very walkable, so you can walk to local parks, restaurants and schools.

Expect historic homes and larger lots in Irving Park

You can find plenty of historic, turn-of-the-century bungalows and Prairie-style homes, and many have been remodeled and updated in recent years. Neighbors relax on their front porches on nice days, stopping to talk while out on evening walks. Homeowners associations and subdistricts like The Villas and Old Irving Park host more of the historic homes. Most blocks also have multi-family buildings, often two- or three-flat brick buildings. Closer to the Metra and L stations, new construction and mid-rise apartment buildings are becoming more common and attract renters. Tree-lined streets create a more suburban, relaxed feel compared to more urban spots in Chicago. “Most of the neighborhoods in Chicago have standard city lots, but here, they can be a lot-and-a-half wide,” says broker Dorie Westmeyer with Charle Rutenberg Realty and 30-year Irving Park resident. “It brings in so much light, and the whole block feels different.”

Lower price tags than other northern Chicago neighborhoods

You can get more space for a little less in Irving Park. “You have these beautiful older homes on larger lots that are a little more affordable than Lincoln Park or Lakeview,” Westmeyer says. Irving Park’s median sale price is around $470,000, while Lakeview’s is much higher, around $740,000. Nearby communities like Avondale and Ravenswood are also slightly higher, between $500,000 and $550,000. However, Irving Park does have higher-end properties, especially for historic homes or new construction. These properties can sell between $1 million and $2 million.

Irving Park's strong community spirit

Walkable neighborhoods connect residents, though Westmeyer says people here are engaged and invested in getting to know their neighbors. “We have really strong friendships from our kids going to school together,” Westmeyer says. Irving Park’s subdivisions and homeowners associations help residents get to know their neighbors. “We have wonderful events. It’s a neighborhood of block parties,” Westmeyer says. “Ours in particular has neighborhood Nights Out and Front Porch Fridays.” It brings a more personal, suburban feel to the community, even if it is within Chicago city limits.

Multiple public transportation options

Irving Park is about 8 miles from The Loop. Interstates 90 and 94 head right into the city, but you can also get around via: • Buses: Bus stops are on most major roads, like Irving Park Road, Milwaukee Avenue and Addison Street• The Metra: Irving Park is along the UP-NW and MD-N lines, which both go downtown• The L: You can take the Blue Line to downtown or O’Hare InternationalCyclists can take the bike lanes along Milwaukee, Elston and Kedzie avenues. You can grab a bike at Divvy bikeshare stations located throughout Irving Park. Sidewalks line most streets, making the neighborhood more walkable than others.

Local parks and restaurants to visit in Irving Park

Horner Park sits along the North Branch Chicago River and is one of the largest green spaces on Chicago’s north side. It includes several sports fields and courts, including pickleball courts. McFetridge Sports Center has indoor ice skating, tennis and pickleball courts and yoga studios. Independence Park’s fieldhouse has an indoor pool and fitness center. More pocket parks are scattered throughout subdivisions, within walking distance of homes. Irving Park also has several local restaurants, many located within walking distance. Smoque BBQ is a local favorite, once visited by Guy Fieri. Buona Terra Ristorante and JT’s Genuine Sandwich Shop are both owned by residents, and Westmeyer says people make an effort to support their neighbors here. For groceries, Jewel-Osco and Aldi are next door in Portage Park. Another Jewel is nearby in Avondale.

Public, magnet and private schools within walking distance

Irving Park is part of Chicago Public Schools, which offers school choice at the elementary and high school levels. Some specialized and highly rated schools in Irving Park include: • Belding Elementary School, which offers the International Baccalaureate Middle Years Programme • Grover Cleveland Elementary School, which includes a Dual-Language Program for English and Spanish • Disney II Magnet School, a public magnet with two campuses and a focus on fine arts and technology. For a private option, the Chicago Jewish Day School is a top-rated elementary within walking distance of homes.
