An up-and-coming college community with access to surrounding districts
Illinois Institute of Technology comprises roughly half of the Stateway Gardens community, resulting in a relatively low-key commercial and residential landscape. However, its location offers ample public transportation options, granting access to the retailers and restaurants of areas to the north. Meanwhile, White Sox games at Guaranteed Rate Field directly west and events in downtown Chicago 3 miles north keep students and residents alike busy throughout the year. “It’s a young, vibrant neighborhood,” says David Piche, a broker with Fulton Grace Realty, who specializes in the Metro Chicagoland area. “I would consider it an up-and-coming area in Chicago, where people are starting to invest in it. Prices are lower, and there’s a lot of room to move up.”

Getting around on the "L"
Despite the absence of bike lanes throughout the neighborhood, occasional Divvy bike rental stations support those who enjoy getting around on two wheels. Similarly, those utilizing public transportation can hop on Chicago Transit Authority buses. Commuters using the “L” train can access the green line at 35th-Bronzeville-IIT station on South State Road and the red line at Lou Jones station on West 35th Street. Interstate 90 borders to the west, creating a bit of noise for those living close by and providing 19-mile drives to Chicago O’Hare International Airport. When necessary, visits to Insight Hospital & Medical Center are a shorter 1-mile trip northeast.

Recently built condos and row houses from the early 1900s
The streets of Stateway Gardens present grid-like blocks and well-traveled sidewalks synonymous with city settings. Brick-clad, multi-level condos and townhomes built in the last twenty years cut into the horizon and share space with apartments built from the mid-20th century onward, which make up the bulk of the community’s residential stock. “A lot of parents buy condos and apartments for their families while they or their kids go college, and then bring in a couple of roommates to make payments easier,” Piche says. Meanwhile, a drive down Michigan Avenue along the neighborhood's eastern border reveals row houses, many built with stone, dating back to the early 1900s. Properties with larger upkeep needs range from $65,000 to $110,000, while turnkey condos and townhomes typically range from $200,000 to $300,000. However, upscale properties with access to greenspaces and larger historic homes, like the rowhomes of South Michigan Avenue, can reach up to $600,000.

Trips for daily essentials along East 35th Street
Trips to Lake Meadows Shopping Center on East 35th Street, less than 10 blocks away east of the neighborhood, include stops at Jewel-Osco for groceries and a handful of chain restaurants. Along the same Stretch is Harold’s Chicken #88, a local favorite known for its fried chicken and an array of original sauces served on the side. Tasha Jarrett, Realtor with Oak Realty of Chicago Inc., shares that the area doesn’t have a robust selection of sit-down dining options and mentions many take the “L” north to reach the eateries of South Loop. Similarly, Southgate Market, home to retailers like Burlington, Marshalls and several others, is located 3 miles northwest.

Cooling off at Amour Square Park
Though IIT’s campus has plenty of green spaces for unwinding between classes, Stateway Park, a block south, offers plenty of space for a picnic and a pair of baseball diamonds for pick-up games. Hot days can include trips to the outdoor pool at Armour Square Park on the other side of Interstate 90, also home to a traditional playground for the little ones, or dipping into Lake Michigan at 31st Street Beach, located a mile east of the community.

The Department of Public Safety at Illinois Institute of Technology
Stateway Gardens’ CAP Index crime score is 5, compared to the national average of 4. However, it scores a 7 for other violent crimes. As a response, the school has developed The Department of Public Safety. Efforts include providing daily incident reports about the surrounding area and offering 24/7 safety escorts for students and faculty. “I think the economy improving over recent years is improving everything,” Jarrett says. “Crime is definitely down in this area, and I haven’t seen any in a while.”
