A quiet, historic community near big city amenities
Though The Gap is just eight blocks wide, it is rich in historical significance, as displayed through its architecture. “There are landmark homes that were there before the Chicago Fire in 1871 that are still standing,” says Mitchell Giliano, a broker with Compass Real Estate. “Even new homes built in the neighborhood have to conform to landmark guidelines. It’s got a friendly neighborhood feel within the city.” The small neighborhood doesn’t leave residents feeling deprived of city amenities because it is within walking distance of the Chicago White Sox baseball stadium and is separated from Lake Michigan to the east, only by the Lake Meadows community.

19th-century homes designed by Frank Lloyd Wright
The residential streets throughout The Gap are densely packed and have an urban feel, with mere feet separating the bungalows, greystones, brownstones and brick Victorian rowhomes. Many homes date back to the late 19th and early 20th centuries, with several designed by Frank Lloyd Wright in 1894. Though styles are similar, the historic homes have distinct characteristics like ivy-covered exteriors and intricately designed cornices. There are a few pockets of green throughout the area. Yards are typically small, low-maintenance plots of grass and almost all feature metal fencing to create some separation from neighbors. If there are garages, they sit on the back end of homes, though most homeowners opt to park along the tree-shaded, sidewalk-lined streets. Prices start at around $275,000 and reach $750,000 for a fully renovated property. “Everything is pricing upwards, and if a house does hit the market, it’s usually gone in less than 3 weeks,” Giliano says. Modern townhouses and condos cluster near the neighborhood’s northern end and sell for $150,000 to $260,000.

Newly built athletic annex at Phillips Academy High School
Students living in The Gap are zoned for City of Chicago School District 299 and are within walking distance of Pershing Elementary Humanities Magnet School. The school serves kindergarten through eighth graders and earns a C from Niche. It’s known for its curriculum that infuses STEAM courses through partnerships with the Illinois Institute of Technology. Students who attend C-minus-rated Phillips Academy High School will walk the halls once graced by music greats Nat “King” Cole and Sam Cooke. The school recently received a multimillion-dollar athletic annex, including a new gym, updated locker and training rooms and a Hall of Fame highlighting accomplished student-athletes.

Several casual local restaurants and retailers are situated along East 35th Street at the neighborhood’s southern end, which is walkable from most homes. Walk up to the counter at Bronzeville Hoagie & Panini Café to order a gourmet sandwich or a bowl of soup. Yassa African Restaurant gets its name from the traditional West African dish with caramelized onions, marinated lamb or chicken and a spicy sauce. Living in The Gap also means being a quick drive from staple eateries like Ricobene’s, which opened its doors in 1946. The old-school spot serves up Chicago-style pizza but has garnered a national following for its saucy, breaded steak sandwich. Locals can run weekly errands at the Lake Meadows Shopping Center nearby, which houses a Walgreens and a Jewel-Osco.

Spend a day at Dunbar Park or sunbathe on the shores of 31st Street Beach
Edging the neighborhood’s northern end is Dunbar Park, which spans 21 acres and provides a peaceful place to escape from the surrounding urban atmosphere. Locals venture into the reading garden to relax with a good book. Kids run around the playground and the interactive splash pad nearby. Friends also meet here to play a game of tennis or have a picnic on the open, grassy fields. When the weather warms up, 31st Street Beach becomes a go-to spot for sunbathing or jumping into the waters of Lake Michigan. The sandy shores just 1.5 miles east of The Gap provide stunning views of the Chicago skyline in the distance. The 31st Street Harbor is situated near the southern end of the beach, providing boat slips for people wanting to get out on the lake and a public fishing dock. Waterfront walking and biking trails also weave around the harbor and a spacious playground.

The Gap is within driving distance of Chicago’s South Loop, less than 3 miles away, though public transit options are nearby. Locals can take Interstate 55 for roughly 10.5 miles to reach Chicago Midway International Airport.

Billion-dollar Bronzeville Lakefront coming to Chicago's South Side
A $4 billion investment aims to revitalize a space less than a mile from The Gap that was once the site of a hospital and medical center. According to the City of Chicago, The Bronzeville Lakefront will soon have a new park, an innovation center, a mixed-income residential building and a rehabilitated pavilion. The goal is to also bring more retail to the area and create a walkable mixed-use space for people to enjoy. Construction began in 2023 and is expected to be completed in 2026.
