Revitalization injects life in West Chatham
Ten miles south of downtown Chicago is a well-established neighborhood that has seen some revitalization in the form of older houses spruced up. “It’s an area that’s full of life, with residents sometimes fixing up older homes to pass along to the next generation,” says Carolyn Barnes, a broker with Real People Realty with about 20 years of real estate experience. She serves the South Side of Chicago and lives in the area. “I’ve sold homes there recently that have been redone.”

100-year-old West Chatham houses getting a lift
West Chatham is the home of the Chicago Bungalow style, primarily built between the 1910s and the mid-1930s. These are mainly brick houses with 1 ½ stories with a full basement. There are houses in the neighborhood that were constructed in the 1920s when West Chatham began to boom, and these have since been remodeled. There are also mid-century ranch-style houses and instances where a previous house was razed, and an early 2000s contemporary two-story was built. A renovated house will be priced between $250,000 and $300,000, and houses needing work could start at $120,000. “The price floor keeps rising for those kinds of houses,” Barnes adds. Sixty-two percent of the people in West Chatham own their homes.
The overall CAP crime index for West Chatham is 6, above the national average of 4. Some violent crimes score higher on the index. The Village of Chatham police say on their website that they meet with neighborhood associations throughout the village, informing people about crime trends and providing crime prevention tips.

West Chatham Park
The neighborhood’s namesake park was developed in the late 1940s when the Chicago Park District developed West Chatham Park in a rapidly growing, underserved area. Among the over 14 acres is an interactive spray pool and an indoor fieldhouse where after-school programs for neighborhood kids are held. Outside the fieldhouse are baseball and softball diamonds, a playground and tennis and basketball courts. For those who prefer exercising indoors, Planet Fitness is located south of the park, where members can use cardio equipment and weights. The Chatham location’s website has a crowd meter that shows when the gym is the most active historically.

A new location on 87th Street for a popular chicken place
Until the summer of 2020, Harold’s Chicken Shack was the go-to place in Chatham in the Chatham Ridge Shopping Center. Residents lamented its loss when it closed its doors including West Chatham native Chance The Rapper. “Harold’s has reopened as a stand-alone restaurant on 87th Street, and that was a big deal,” Barnes says. The new location is across the street from the shopping where it used to be. Just Turkey Grill is a Chicago-based, all-turkey barbecue restaurant. Turkey is considered a healthier meat option, and when this restaurant was founded in 2007, it was the first of its kind to emphasize turkey on the menu. Jewel-Osco, ALDI, and Food 4 Less are grocery store options in the area and smaller neighborhood markets. The Chatham Market is a retail center with a Lowe’s and Walmart Supercenter on either side of Holland Road.

West Chatham kids go to elementary school through 8th grade
City of Chicago School District 299 is the public school option for West Chatham. Westcott Elementary School is rated a C on Niche and has over 400 prekindergarten through eighth-grade students. Ted Lenart Regional Gifted Center is also part of District 299, allowing students to explore various interests to build on their gifts. The school receives an A-minus grade on Niche and serves students through eighth grade. Simeon Career Academy has a 15-to-1 student-teacher ratio and a C grade on Niche. The school also has a dual credit program with Harold Washington College, a two-year community college in downtown Chicago.

The Dan Ryan Expressway goes by the neighborhood
Interstate 94, known locally as the Dan Ryan Expressway, skirts the neighborhood to the east. Public transportation is available through the CTA bus line, with stops along 79th Street and Vincennes Avenue. The Chicago Transit Authority also has a bus maintenance facility on 77th Street. Between the northbound and southbound lanes of the Dan Ryan Expressway is the Red Line CTA train with a station on 79th Street.
