State Route 32 runs through Eastwood
State Route 32 splits outside the neighborhood and becomes East Eighth and East Ninth Streets. Living off one of the city’s main thoroughfares makes it easy to get around town or pick up food from one of the restaurants lining Eighth and Ninth Streets. However, there can be some drawbacks to living off a busy street. “There is definitely some traffic noise,” says Kristin Wilson Ford, a real estate associate with Re/Max of Chico. “There can also be some traffic in the area.”
An eclectic mix of older houses
The neighborhood is a dense, eclectic mix of popular styles from the previous century. “It’s a lot of older houses, but they are in good shape. People are free to renovate them,” says Ford. “Homes are a little more affordable, as they’re significantly cheaper than the rest of the city.” Eastwood homes sell for a median of $295,000, almost half the median $450,000 price of Chico. Bungalows sell between $145,000 and $295,000. Craftsman homes sell from $240,000 to $300,000. Ranches run from $440,000 to $470,000. Many of these homes were built around a century ago but aren’t protected historic properties. Buyers can upgrade their property with modern features.

Residents are within walking distance of Downtown Chico
Downtown Chico and all its restaurants and shops are within a mile of Eastwood. For meals out, residents can choose from a variety of cuisines, from more upscale American fare at 5th Street Steakhouse and Scicilain Cafe to casual Main Street Pizza and Momona. Residents can also grab essentials at Safeway, a mile north of the neighborhood.

Bidwell Park is near the neighborhood
While the neighborhood doesn’t have its own park, it isn’t far from city green space. “It’s close to Bidwell and some other parks,” says Josh Burns, a real estate agent with Becky Prater Real Estate. “A lot of people are looking for proximity to the parks.” All Eastwood homes are within a mile of Bidwell Park, one of the largest municipal parks in the country. Across the hundreds of acres of park, visitors will find winding trails, playgrounds, swimming holes and wide open spaces to enjoy Chico’s warm climate.

Students attend Chico Unified Public Schools and local university
Neighborhood kids can start school at Parkview Elementary School before advancing to Chico Junior High School, both of which earned an A-minus from Niche. Chico High School, graded A, is a California Distinguished School and a National Blue Ribbon of Excellence School.
