The Hilltop neighborhood of Chula Vista lies about 11 miles south of San Diego. Area homes are within a walk or a short drive of many Chula Vista hotspots. Palm-shaded sidewalks lead to the neighborhood's 7-acre park, and San Diego Bay is just a few miles west. "It's an established community, and houses range from historic to more modern," says Annel Vargas, a Realtor with Coldwell Banker West who has more than 20 years of real estate experience. "It has a convenient location on the borderline of the western and eastern parts of Chula Vista." To the west, the Chula Vista Bayfront project promises upcoming job opportunities, and in east Chula Vista, the Otay Ranch Town Center is a popular shopping area, she explains.

Golfing, playgrounds and walking by the bay
Hilltop Park is the neighborhood’s outdoor space. Here, residents can eat lunch al fresco at one of the picnic shelters, walk on the paved paths or let kids enjoy the large playground. The expansive grassy field is open to unleashed dogs every day until noon and is perfect for running around or tossing a frisbee anytime. Golf lovers can spend a day on the green at San Diego Country Club. The San Diego Bay is 3 miles west of the neighborhood. Bayside Park is a popular spot to spend an afternoon by the water. The bay is a popular spot for stand-up paddleboarding. Visitors can also stroll on the paved walking path, fish on the pier, or enjoy the playground, picnic tables and scenic views. Beachgoers can drive about 12 miles to Silver Strand State Beach in Coronado, or around 23 to La Jolla Shores Beach.

Hilltop is part of West Chula Vista, which is dominated by established homes and businesses. Homebuyers may find many ranch-style homes from the 1940s and ‘50s, though there are also newer builds with Victorian or Mediterranean-influenced designs. These residences rest on lots around a quarter-acre in size, along curving residential streets with palm trees and sidewalks. Prices generally range from $750,000 for a ranch style to around $1 million for a spacious home with Mediterranean influences. Vargas says that homes in the gated Peppertree Estate subdivision tend to list above $1 million. The city of Chula Vista is located near the La Nacion Fault System, and homebuyers should all ensure that they are prepared for possible earthquakes. The region is also prone to wildfires, particularly during the dry season from May through September.

Convenient amenities right around the neighborhood
Third Avenue runs just a few blocks west neighborhood, with several restaurants and shops. Talavera Azul is a locally owned restaurant on Third Avenue that serves Tijuana-style favorites, such as chilaquiles. Terzo Bakery & Cafe sits right next to it, and La Bella Pizza is just a few doors down. For groceries, Sprouts and Albertsons are also located on Third Avenue. Just across Interstate 805, which borders the neighborhood’s east side, are shopping centers with familiar retailers like Marshalls and Target. About 8 miles east is the Otay Ranch Town Center, an outdoor shopping center with Macy's and REI.

A celebration of lemons
Before Chula Vista was transformed in the 1940s into one of the largest cities in the San Diego area, it was once covered with citrus groves and was known as the Lemon Capital of the World.
