Fast-growing San Antonio suburb home to Randolph Air Force Base

About 25 miles east of San Antonio, the city of Cibolo has seen a serious growth spurt – more than doubling its population in 2010 to over 36,000 today. "What brings people to Cibolo is its proximity to Randolph Air Force Base. The majority of folks that are here are military or folks joining the Air Force," says Donnovan Jackson, a Realtor with Noble Group Realty. Less than 5 miles from Cibolo, Randolph AFB is one of several military facilities in the San Antonio area that are part of the vast Joint Base San Antonio.

"The other attraction is the location. We're only 40 minutes from Austin, off Interstate 35 and have easy access to Interstate 10," says Jackson. "All of this has led to growth and development." The highly rated Schertz-Cibolo-Universal City Independent School District, proximity to Canyon Lake and new-home construction have also lured homebuyers to the city.

"There's a lot of new builders" in booming Cibolo

While some houses in Cibolo were built in the 1970s, '80s and '90s, a good number were constructed in the past 15 years, including significant new construction. The median home price is about $365,000, higher than the San Antonio-New Braunfels median price of $305,000, according to the National Association of Realtors. "The market is great; there's a lot of new builders," Jackson says. "With interest rates the way they are, you can get some great deals right now. The average [number of] days on the market is about 120 days." Dayton Schrader, a broker associate with The Schrader Group, notes, "The market always picks up in March, April and May because of the military; they get a lot of orders in the spring." Because the military relocates regularly, there's a robust rental market in Cibolo.

High marks for the Schertz-Cibolo-Universal City ISD

The Schertz-Cibolo-Universal City Independent School District earns an A-minus grade from Niche and serves over 15,000 students across 16 schools. "It's an excellent school district," Jackson says. "It has a lot of new facilities. Many of them are under 10 years old."

Cibolo Sports Complex and nearby Canyon Lake

The Cibolo Sports Complex is the city's athletics hub, with a Miracle League Field and multiple softball and soccer fields. The Cibolo Community Center is the indoor equivalent, with basketball courts, group exercise space and cardio equipment. The Crescent Bend Nature Park is a popular birdwatching spot. Disc golfers can get a round in at Schlather Park, which also has a playground. The park is also home to the Ron Pedde Community Garden. About 30 miles north, Canyon Lake has multiple parks and is one of San Antonio's most popular lakes, with boating, swimming and watersports areas.

Dining in Historic Downtown Cibolo

Historic Downtown Cibolo is home to local restaurants and bars, many located along Main Street, near the railroad tracks that run through town. It's also where the seasonal weekly farmers market sets up shop. Going north, Main Street turns into Cibolo Valley Drive, with big-box stores, supermarkets and chain restaurants. Santikos Cibolo is a theater and arcade on Interstate 35. About 10 miles from Cibolo in San Antonio is the Rolling Oaks Mall, which has over 90 stores.

City festivals and the annual Holiday Parade

The City of Cibolo organizes events throughout the year, with its own Cibolofest held downtown every October. It includes carnival rides, food vendors and live music. At December's Holiday Parade, city officials and community members ride down Main Street on colorful, festive floats.

Driving distance to San Antonio and Austin

Interstate 35 runs north of Cibolo and leads to Austin, about 60 miles away. I-10 is to the south and runs to San Antonio. The San Antonio International Airport is about 20 miles away. The Alamo Regional Transit on-demand bus system serves the city. The closest hospital is Baptist Neighborhood Hospital, about 10 miles away in Converse.

Cibolo crime and weather

According to the FBI Crime Data Explorer, violent crime increased year over year between 2021 and 2023, while property crime decreased significantly from 2022 to 2023.

Cibolo is prone to tornadoes, extreme summer heat and mild winters.
