Cimarron Hills sits on the eastern edge of Colorado Springs, the last sprawl of sidewalk-lined suburban streets before the highway stretches through the low, flat plains into Kansas. It was mostly developed during an area population boom in the 1970s, becoming an attractive landing spot for employees of the nearby military installations. “Cimarron Hills is an established community that Colorado Springs has grown around,” says Realtor Alan Arata with Keller Williams Clients’ Choice, a lifelong resident with 5 years of real estate experience in the area. “It’s not super expensive overall, and it’s very convenient to many things, including the airport, several Space Force bases and the Powers Corridor.”

A population boom in the 1970s led to the development of Cimarron Hills
Development here began in 1960 and has continued into the 2020s, filling the winding roads of Cimarron Hills with an eclectic mix of housing styles. “Mostly, what you’ll find is a regular suburb,” says Arata. “The homes aren’t as big, in general, as other places near Colorado Springs, and they’re a little older. No places from colonial times – you won’t find those this far west. But there was lots of growth in the 1970s, so you’ll find mostly cottages and split-levels – think the Brady Bunch.” These midcentury homes tend to cost between $360,000 and $485,000, depending on the lot size and number of bedrooms. Large Modern Traditional builds with colonial and Craftsman features can price anywhere from $450,000 to nearly $575,000.

Restaurants and retail along Powers Boulevard
Nearly all daily household necessities can be found in the shopping centers lining either side of Powers Boulevard, the highway on the west side of town. “It’s the main thoroughfare, and it’s got everything, including chain places, unique local restaurants and the movie theater,” Arata says. “You’re absolutely not going to go hungry on Powers Boulevard.” Residents can also head downtown to popular eateries like The Skirted Heifer, a burger joint featured on Food Network TV’s Diners, Drive-Ins and Dives in 2016.

Many roads lead to Space Force installations
Residents commuting to Peterson Space Force Base do not even need to brave rush hour on the highways, as Peterson Road cuts through the center of the neighborhood and ends at the north gate. “I have had clients move to Cimarron Hills who commute to Schriever Space Force Base via Highway 94,” Arata says. Another major area employer is the Colorado Springs Airport, located down Powers Boulevard. Cimarron Hills is within the flight path, making noise a factor. “Planes will fly over,” Arata adds. “But I think that, for most residents, they basically become white noise. It’s kind of the same way that people who live near train tracks never seem to hear the trains.”

Sand Creek High boasts a strong basketball program
Students in Cimarron Hills attend schools within Colorado District 49, which receives an overall C from Niche. Area elementary schools include Evans Elementary, rated C and located within walking distance of many neighborhood homes. Most children will then attend Horizon Middle, which scores a B-minus. Sand Creek High, the closest public high school, also earns a B-minus.

Hiking in the Rocky Mountains is a way of life
Outdoor recreation is a cornerstone of life in the Rocky Mountains. “There’s lots of hiking accessible from Cimarron Hills,” Arata says. “Palmer Park is directly west and a little bit north. It’s very big, and there are lots of trails that people like to explore.” Other options include Cheyenne Mountain State Park, where locals can mountain bike on nearly 30 miles of trails or practice shooting at the archery range. Golfers will enjoy Cherokee Ridge, a public 18-hole course located on the community’s west side.

Residents can experience all that Colorado Springs has to offer from their suburban perch on the outskirts of town. “People can visit the Olympic Museum in downtown Colorado Springs,” Arata says. “And there’s a new soccer field for our minor league soccer team. Historically, there hasn’t been much in our downtown area, but they are working hard at revitalizing it and trying to make it more like downtown Denver.” The trip north to Denver, where folks can catch Avalanche hockey and Nuggets basketball games at Ball Arena or explore the galleries at the Museum of Contemporary Art, takes roughly an hour.
