A slowly suburbanizing corner of rural Ouachita Parish
Roughly halfway between Ruston and Monroe, Calhoun's location is certainly rural. But as more buildings trickle into this country-style corner of Ouachita Parish, things are beginning to appear a bit more suburban. Newer subdivisions, schools and planned parks showcase the amount of growth occurring in Calhoun. Still, the charming fixtures that give Calhoun its quiet, rustic reputation are still waiting just beyond the backyards of most homes. "It's definitely rural and everything is really right off the interstate," says Realtor Melinda Winn of THLT Realty. "But it is developing, and there are some new neighborhoods in Calhoun they are building."
Subdivisions bringing suburban stylings to the country
Although Calhoun is largely undeveloped, suburban stylings collide with its rural landscape. Calhoun's established ranchers and cottages that are spaced out between large plots of land don't sell very often. Of the few that do, they often sell for between $150,000 and $300,000. A steady trend of building has continued for over a decade in Calhoun, leading to a few suburban-esque subdivisions with newer modular single-family homes, like Curry Creek. In fact, New traditional homes in existing and planned subdivisions are the hot commodity these days. Buyers looking to purchase a newer home can expect to pay between $250,000 and $450,000. Those looking to build one, meanwhile, can find 4- to 10-acre development plots priced between $40,000 and $170,000. "It can be pricey out there, but it's a nice area, and a lot of people are moving that way because they'd like to get a little bit of land," Winn says.
Improvements at West Ouachita High School
Students in Calhoun attend schools in the Ouachita Parish Public School District, the 9th best district for athletics in Louisiana, according to Niche. Young students begin at Calhoun Elementary, which has a B-plus Niche score. After that, students age up to Calhoun Middle School, which also has a B-plus score. Their Last Step is West Ouachita High School, a B-rated school that recently received millions of dollars' worth of renovations. "Calhoun is known for its elementary school especially," Winn says. "Now they have West Ouachita, and it's just a really good school zone."
Halfway for college students and commuters
Although public school students are bussed, Calhoun does not have any public transit. This makes Interstate 20 crucial to everyday life for commuters, as well as parents of college students in nearby towns. "It's halfway between Monroe and Ruston, and I know a lot of people who live there have kids that go to Louisiana Tech, but they're close enough so that they can also go to ULM," Winn says.
Daylight Donuts and evening wine tastings
Just off I-20, fast food restaurants give locals an easy fix for dinner while on their way home. Towards the center of Calhoun, locally owned businesses are concentrated along U.S. Highway 80. The gas station market of Kuntry Korner is one of the busier places in Calhoun for sandwiches sold from its deli counter. Next door, Daylight Donuts of Calhoun offers an unassuming roadside stop-off for sweet treats. When seeking an evening activity, neighbors gather at Thirsty Farmer Winery & Vineyard for wine tasting, charcuterie boards and weekly live music. For pantry replenishment, Calhoun Groceries is the main option. When seeking a specialty cut of meat, residents have their pick of local butcheries, such as McCain Farms or Specialty Meats of Calhoun.
Planning for West Ouachita Wellness Park
Just south of Calhoun Elementary, the West Ouachita Sports Complex is a crucial town fixture. With seven ball diamonds, batting cages and shaded bleachers, the facility is primed for Little League Baseball games and practice -- a popular means of gathering for locals. Just north of that, the Calhoun Civic Club is still planning a new park, which will convert an old football field and running track into a space for wellness activities. Although it's roughly 6 miles northeast of town, some Calhoun residents also have memberships at the Calvert Crossing Golf Club, which offers a restaurant, swimming pool and tennis courts in addition to its 18-hole course.
Chili cook-offs and Christmas parades
For a small town, Calhoun's annual calendar of events stays busy. The highpoint of every year is Calhoun's annual Spring Fling, which pulls together dozens of local vendors, food trucks and family-friendly activities for a day of fun. The celebration's main event is the Not Ya Mama's Louisiana State Chili Cook-Off, an ICS-sanctioned competition. During the colder months, an annual Christmas parade occurs in Calhoun as well. Residents often attend the parade, then hop in their cars to drive through tunnels of Christmas lights at Candy Cane Lane.
Flood zones and septic systems
Calhoun does not have a municipal sewer system, so many residents rely on septic systems for wastewater. But that's not the case for everybody. "It depends on if you're in a subdivision or not," Winn says. Another factor of Calhoun to consider is the risk of flooding. Two converging creeks that eclipse most of town experience higher water levels when it rains heavily. Homes located nearby are in Flood Zone A areas, which usually require homeowners to purchase flood insurance.
