Traditional neighborhood in fast-growing pocket of Clarksville

Colony Estates is an exception in an otherwise fast-growing pocket of east Clarksville anchored by Rossview Road. While they might need to deal with the occasional traffic headaches, residents get to live in a neighborhood with a little more room and traditional charm than many other subdivisions across Clarksville. “It’s an older subdivision. Those houses were built in the 70s and 80s. It has larger lot lines than the newer subdivisions,” says Lamar Clift, a builder and Realtor with Keller Williams Realty, whose office is not far from Colony Estates. Parents in particular enjoy the location, as the neighborhood sits just down the street from three schools serving all grades. Additionally, a variety of recreational sites sit within proximity of Colony Estates, including a scenic state park renowned for its prehistoric significance. “The Rossview schools are right there. That’s a good thing because all three of my kids went to Rossview. That’s kind of why we did want the area. It was for the schools,” says Lucas Chambers, who runs a freelance photography business and lives in the area. “The neighborhoods themselves are pretty quiet, and that’s kind of nice.” Chambers also touts the extra lot space. “Nowadays, you get a new subdivision, and the houses are just 15 feet from wall to wall,” he says.

Colonials Revivals and ranches on spacious lots

Many houses here sit on lush lots exceeding a half-acre. Groups of mature trees line the streets, providing a natural buffer for several houses. Some properties boast creatively decorated yards with a series of skillfully trimmed bushes, including ones styled in spiral shapes. A few gravel driveways and chain link fences also give the neighborhood some simplistic, yet still charming, touches. Prominent builds here include ranch-style houses and Colonial Revivals. Some of the ranch-style houses feature farmhouse traits like dormer windows and covered front porches. Residents here also don’t pay a homeowners association fee, a benefit many in Clarksville don’t enjoy. “Especially with those new ones, they’re all HOAs,” says Chambers, whose business is called Dude with a Camera. “With these older houses, you kind of still do what you want, and they got a little character to them.” Houses go from $295,000 for one that’s roughly 2,000 square feet to just over $400,000 for a slightly larger one.

Cave exploring, bowling and Swan Lake complex’s multiple sports

The nearby 144-acre Dunbar Cave State Park offers several natural attractions. Its most renowned is the cave itself, which visitors can tour. The cave features centuries-old art drawn on the limestone walls by Mississippian Native Americans, and legend says the grounds are actually a gateway to the underworld. The park also offers more than 3 miles of hiking trails through some dense forest. Along the way, park visitors will spot wildlife like groups of turtles resting on a partially submerged log. Having lived in the area for about 12 years, Chambers says he sometimes forgets he and his neighbors live right on the edge of a natural wonder. “Honestly, it’s one of the nicest state parks in Tennessee,” he says. The 55-acre Swan Lake Park and Sports Complex neighbors the Dunbar Cave park and provides amenities and activities for all ages. Many children flock to the complex’s pool during the summer and enjoy playing in the facility’s splash pad. The pool comes complete with slides, one of which is a larger and winding one popular among older children and teens. Softball and tennis players have respective fields and courts for games. The park also includes horseshoe pits, and players enjoy getting some rounds in at the 18-hole Swan Lake Golf Course. The Pinnacle Family Entertainment Center puts Colony Estates close to one of several bowling alleys in the city.

Variety of Asian dining and whiskey tastings around Wilma Rudolph

Colony Estates lies less than 3 miles from Wilma Rudolph Boulevard, one of Clarksville’s major thoroughfares. This section of Wilma Rudolph passes through an area dense with chain brands and local institutions like the Governor’s Square Mall. Several restaurants specializing in Asian cuisine exist in the area, and include the Yellowtail Robata Grill & Sushi — one of the eatery’s two locations in town. One of Yellowtail’s most raved about items is a dish of large rolls that comes out with a pair of burning flames on the plate. The restaurant also keeps a bar for patrons looking to simply sip on a beer as they catch up on shows or sports news. The national brand and veteran-founded Black Rifle Coffee Company runs a physical store up the road, where it sells both its popular line of beverages and merchandise inside a space with military deployment photos covering the walls. Whiskey fans can sample spirits and grab a meal farther up the road at the Old Glory Distilling Co., which is hard to miss with its prominent red sign above its large brick facility. Kroger provides one of a few grocery shopping options here.

Rossview High’s strong wrestling program

Younger children here can start at Rossview Elementary School, which receives an A-minus from ratings site Niche. The ratings site ranks the school among the top 10% of public elementary schools across Tennessee. Students in the area then attend Rossview Middle School and Rossview High School, which both receive B-plus grades from Niche. Rossview High’s athletics include a strong wrestling program that has produced several girls and boys individual state champions in the late 2010s and early 2020s. The program also has multiple winners of Leaf-Chronicle All Area girls wrestler of the year honor.

Close to Clarksville summer concert series

Being a few miles east of downtown Clarksville puts Colony Estates residents within convenient distance of the festivities that occur in that part of the city. McGregor Park, located near downtown and along the Cumberland River, serves as one of the sites for a free monthly concert series that occurs between May and August. Goers can also enjoy fare from a food truck onsite as they watch the shows. Dixon Park, which is closer to the neighborhood, also serves as one of the sites for the monthly concert shows. The park recently hosted a Jazz Night featuring several local school bands. The nearby Pinnacle Family Entertainment Center puts on events like a New Year’s Eve Party, where the venue offers special deals on its products.

Rossview Road connects Colony Estates to Interstate 24. The highway serves as a commuter route to Nashville, which is about 43 miles from the subdivision. Rossview Road provides part of the route to Fort Campbell, which is about 15 miles northwest of the neighborhood. Colony Estates is about 6 miles east from downtown Clarksville. Tennova Healthcare - Clarksville provides a major and nearby medical facility for the neighborhood. Those looking to fly out of state go to the Nashville International Airport, which is 48 miles from Colony estates.
