Brick Traditionals, ranch-styles and Colonials on spacious lots
Like in other Clarksville neighborhoods, modern Traditionals are common here. Many houses also blend Traditional with ranch-style and Colonial Revival touches. Other common features include brick or brick veneer exteriors and fenced-in backyards. Many houses sit on roughly half-acre lots surrounded by groups of mature trees. Neighborhood strollers and dog walkers enjoy going to Cardinal Lane to the east, where they pass by houses on vast and lush lots before reaching the Rossview schools. In the evenings, it’s not uncommon to see residents go on bike rides across the neighborhood. The absence of a homeowners association — and the fees that come along with it — is another neighborhood perk. “It’s one of the largest sized home neighborhoods that doesn’t have an HOA,” Jewell says. House footprints here can range from over 1,500 square feet to more than 3,000 square feet, which play a role in the price points. Houses mostly run from about $330,00 to $500,000, but some larger ones can reach the $600,000s.
Baseball games at Civitan Park, cave tours and bowling
The neighborhood sits just east of Civitan Park, a 50-acre green space and sports complex. The park has an extensive playground for children, multiple fields for baseball and softball games and eight batting cages for players looking to work on their swings. The park also serves as the home of the St. Bethlehem Little League. A little farther west is the Dunbar Cave State Park. The scenic 144-acre site has several miles of trail passing through its woodlands. The park’s main attraction is the cave itself, which can be toured. While in the cave, visitors will see drawings left behind by Mississippian Native Americans. Dunbar neighbors the 55-acre Swan Lake Park and Sports Complex, which has a pool and more softball fields. The complex is also a destination for avid tennis players and golfers. An 18-hole golf course with pine-lined fairways and the occasional deer sits on the southern end of the Dunbar park. The nearby Pinnacle Family Entertainment Center on Warfield Boulevard offers a nearby playing venue for avid bowlers and an arcade for children and teens.
Schools recognized for service to military families
One of the draws to the neighborhood is its proximity to the Rossview schools, which are also strongly rated. Jewell says she knows one family with a child who attended all three schools and recently graduated. “There was no reason to move, and it’s nice to have the same school,” she says. “If you got older kids, the older kids can take the little one home.” Rossview Elementary School receives an A-minus from ratings site Niche. The ratings site ranks the school among the top 10% of public elementary schools in Tennessee. Older students then go next door to Rossview Middle School and Rossview High School, which both received a B-plus from Niche. All three Rossview schools are recent recipients of the Tennessee Purple Star School Award, which recognizes institutions that make significant efforts to serve military families. Rossview High boasts strong athletics. The school’s boys basketball team recently reached the Final 4 of the TSSAA State Basketball Championship, while the girls wrestling squad in 2022 won the first sanctioned girls state title.
From neighborhood gatherings to celebrations at local attractions
Groups of residents put on a variety of neighborhood events throughout the year. They range from ice cream socials for the children to occasional yard sales. The neighborhood is also close to a few venues for annual celebrations. The Pinnacle Family Entertainment Center puts on a New Year’s Eve Party, a day-long celebration that the complex divides into a series of smaller events. One of the smaller events is geared toward children and occurs early in the afternoon. For its New Year’s Eve festivities, Pinnacle offers special deals on its foods and bowling games.
Down the road from main Nashville commuter route
Page Estates sits down the road from Interstate 24, which commuters take to go to Nashville. The few service members in this area usually get on nearby 101st Airborne Division Parkway to reach Fort Campbell to the west. Page Estates is about 7 miles east of downtown Clarksville. Residents don’t need to travel far for medical services as the neighborhood lies a short distance south of Tennova Healthcare - Clarksville, the city’s only non-military hospital. For air travel, Clarksville residents usually use the Nashville International Airport about 50 miles from the city.
Close tastings at Beachaven Vineyards & Winery and Wilma Rudolph scene
The closest shopping and dining destination for Page Estates is Wilma Rudolph Boulevard, which is lined by many chain brands and local staples. Several Asian restaurants exist around the thoroughfare and include favorites like Yellowtail Robata Grill & Sushi and PHO KING Japanese & Vietnamese Restaurant. Farther up the road is the Old Glory Distilling Co., a favorite of whiskey lovers. In addition to offering tastings, the distillery recently opened a restaurant specializing in Southern fare. Golae Korean Cuisine & Sushi Restaurant offers another Asian cuisine option just north of Page Estates in the area anchored by the Tennova Healthcare - Clarksville hospital. The restaurant is down the street from the Beachaven Vineyards & Winery, where patrons partake in tastings with close views of the vineyards. Grocery shopping options around Wilma Rudolph include Kroger and Publix.
