Clearfield hitting its stride with growth spurt
Clearfield, a small city in northern Utah, is in the middle of a growth spurt, with a new library and an increasingly vibrant downtown. Mobile home parks are being cleared to revitalize land, multiple condo buildings are in the works and new families are moving here for the cheaper homes and the renowned community spirit. “If you feel like you can’t afford a home, people come to Clearfield,” says Associate Broker Slone Peterson of the Sloane and Kim Peterson Group.
Old-school ranches and ramblers
Houses range from the high $300,000s to the low $600,000s. Ramblers and ranch-style homes dating back to the 1960s and 1970s account for most properties; many have only had one owner. These well-maintained homes are either being sold as is or have been remodeled by flippers. Mature trees remind you of Clearfield’s old-school roots, while two-car garages and fenced-in backyards make space for growing families. You can walk your dog along subdivision sidewalks, but plan to drive to shopping centers.

Top 12 for Clearfield teachers
Clearfield High ranks among the top 12 percent of Utah public schools for teachers and among the top 25 percent for best college prep high schools. Students can start school at South Clearfield Elementary, continue to North Davis Junior High School and finish at Clearfield High School. All three earn at least a B-minus Niche. Students living in the surrounding homes can walk to school, but most parents drive. However, the schools’ proximity makes morning drop-off quick and easy, even when you’re late getting out the door.
Popular spots for after-school breaks and team sports
The Aquatic and Fitness Center sits in the same hub as the schools and is a popular after-school and weekend family spot. Young children occupy themselves on the playground in the middle of the indoor leisure pool, while adults often use the center for HIIT workouts, yoga and resistance classes. Barlow Park is a popular spot for football and soccer. Steed Park has pickleball. And the main attraction at Neldon Hamblin Park is a 150-foot gravity rail swing.
Getting fed by Chris and Christy
Most people head to Layton for groceries, but the commute is a short 5-mile drive south. If you don’t have a car, hop on the UTA FrontRunner in Clearfield and get off at the next stop. Big Box stores like Wal-Mart Supercenter, Sam’s Club and Home Deport are across the street from the Layton Hills Mall. A handful of fast-food chains make up most of your options in Clearfield, but Chris’ Café is a local favorite. Owners Chris and Christy opened the American restaurant in 2018. The café combines Chris’ love for food, cars and motorcycles. Stop in for breakfast and try Chris’ Special: your choice of ham, bacon or sausage with two eggs, hashbrowns and a side of toast or an English muffin.in.

Freedom Festival at Fisher Park
Northern Utah neighborhoods love celebrating the Fourth of July, and Clearfield is no exception. Located just 1 mile from Hill Airforce Base, Clearfield neighbors are incredibly patriotic and are always eager to show their appreciation for the US military. Several Fourth of July events start the weekend before, leading up to The Freedom Festival on Independence Day. Kick off the holiday bright and early with the Ogden Clinic Freedom 5k run and then race over to Main Street and snag your seat for the Hometown Parade. It all leads up to the Freedom Festival at Fisher Park. Spread a blanket, enjoy local food and drinks with your neighbors while listening to live music and prepare to be amazed by Clearfield's synchronized fireworks display.
