Brookhill offers a quiet suburban atmosphere in Clearwater
Brookhill is a quiet residential neighborhood with single-family homes south of downtown Clearwater. The community gives homebuyers sizable grass lawns with live oaks and palm trees overhead but no sidewalks. Most homes are single-story and include pools, while a small creek does run behind some properties. Brookhill’s location is one of its main draws; it’s close to downtown Clearwater and just 4 miles from local beaches. “It’s a nice quiet area,” says Grace Omyla, a broker/owner at Property Lenders Real Estate. “The houses are a bit older, but people who move into this area usually like the location because it’s so close to the beach.”
Lots in Brookhill are larger grassy lawns with scattered mature oaks, palms and other trees.
Clearwater High School's 4,200-seat football stadium was built in 1950 nearby to Brookhill.

Ranch-style homes with no HOA
Homes range from $350,000 to $500,000 in Brookhill, with mostly single-story ranch styles available. Most properties have oak trees in the backyards, and palm trees decorate the front lawns. The neighborhood’s homes were built in the 1950s and 1960s, but many have been remodeled, says Omyla. Brookhill attracts “basically everybody,” says Omyla, from first-time homebuyers to locals and snowbirds from the north. “This is one of the areas that you like the location, and you don’t move; you want to stay there,” says Omyla. Hurricanes can be a factor in the community, but the community has had less damage than other areas of Clearwater. A small creek forms the neighborhood's eastern edge and can flood, says Omyla.

Public and private schools nearby
Students can attend either Ponce De Leon Elementary School or Belleair Elementary, which both have B-minus grades on Niche. They continue to Oak Grove Middle School, which has a B-minus score. Clearwater High School has a B and offers international business and economics courses. Iva Christian School, just east of Brookhill, has a B and offers K through 12 classes.
Belleair Elementary School teaches K-5th grade all the fundamentals of learning development serving Brookhill.

Ross Norton Recreation Center, north of Brookhill, features multiple amenities, including pools, a fitness center, a playground and baseball diamonds. Ed Wright Park has pickleball courts, horseshoe pits and a small boat launch onto Lake Belleview. Eagle Lake Park in Largo has trails, fishing spots and a dog park. Golfing spots near Brookhill include the 7,000-yard Pelican Golf Club, which hosts The Annika, an LPGA Tour event. Belleair Country Club has been in Clearwater since the 1920s and has been named one of the top courses in the country by Golf Week. Clearwater’s coastal attractions, including Clearwater Beach, are 4 miles west along Court Street.

Big-box retailers, including Walmart and T.J. Maxx, and grocery stores, such as Aldi, are south on Missouri Avenue in Largo.
