Historic settlement near major roads

James McMullen, one of the first settlers in Tampa Bay, founded the Historic Bayview community in the 1870s. The settlement quickly grew because of its access to deep water, making it easy to transport cattle across the bay, then as an ideal location for citrus farms. “It was originally its own little town,” says Susan Raineri, board member of Clearwater Historical Society. “It was a little ahead of where Clearwater was at the same time, but Clearwater was much larger.” Though McMullen anticipated that Bayview was ideal for railway expansions and commercial growth, the area was overlooked. Location is still the biggest draw for the community, with Clearwater Mall less than 1 mile away and the neighborhood’s direct access to Courtney Campbell Causeway. Downtown Clearwater is about a 5-mile drive, while Downtown Safety Harbor is only 3 miles away. “Typically, people who live there, they really do all of their things in Safety Harbor,” says Rebecca Hardin, Realtor and broker with Hello Luxury Group at Re/Max Champions. “The benefit of it is more so that you have access a little bit closer to the bridges, so you can get to St. Pete easy, you can get to Tampa easy.”

Commercial strip in Bayview

Plenty of shops and restaurants are in Bayview, particularly along Gulf to Bay Boulevard. Robert’s Christmas Wonderland is down the way from eateries like Valentino Ristorante Italiano. The strip is also home to national chains, such as the Original Hooters, which opened in Clearwater in 1983. Grocers Aldi and Publix neighbor Clearwater Mall, whose businesses include big-box stores like Target and Costco. For more of a local feel, residents can travel about 3 miles north to Downtown Safety Harbor, where Main Street is lined with cafes, restaurants and boutiques. People can sip their coffee on the outdoor patio at Café Vino Tinto, grab a cocktail and a bite to eat at Bar Fly and support small businesses by shopping at Backwater Provisions Co.

Clearwater and Safety Harbor events

Because of its location, Bayview’s residents can easily access events in Clearwater or Safety Harbor. Every April, sculptors come to Clearwater Beach for the Pier 60 Sugar Sand Festival, a 17-day event where attendees can walk through sand sculptures. There is also an artisan market, sand-sculpting lessons and live entertainment. In Safety Harbor, one of the most anticipated events is the Bloom n Chalkfest, held every March. Local and international artists spend the day working on chalk portraits. “After it’s all over, the artwork is still there for a couple of weeks until it washes off,” Hardin says.

Causeway creates easy access across Tampa Bay

Gulf to Bay Boulevard intersects with U.S. Route 19 to the west and merges with Courtney Campbell Causeway to the east. “You can get to Tampa or St. Pete in such a short amount of time, especially when our traffic is getting more and more crazy,” Hardin says. The area is busy, and some residents can hear cars on the main thoroughfares from their homes. Pinellas Suncoast Transit Authority offers a bus route that stops intermittently along Bayview Avenue. BayCare Health System is in the neighborhood. St. Petersburg-Clearwater International Airport is about 5 miles away, although locals are just as likely to drive approximately 13 miles to Tampa International Airport.

Mix of single-family and mobile homes

Mature oak trees dripping with moss shadow the streets of Bayview. There are palm trees to the north. The housing market moves slowly, with a limited stock that averages 56 days. “As a whole, what we see is nobody sells,” Hardin says. “Everybody just wants to stay, so it’s kind of rare to find something. A lot of the time, when you do find things, just because of the age of the area, they’re older and not as updated.” Single-family homes include cottages and ranch styles built between the 1950s and ’60s. There are some new construction projects, but they are not as common. Prices typically range from $300,000 to $525,000. Mobile homes make up most of the available market north of Gulf to Bay Boulevard, such as those in the Glen Ellen and Island in the Sun 55-plus living communities. Prices usually fall between $50,000 and $175,000. Townhouses with two- or three -bedrooms can cost $475,000 to $575,000. Only about one-third of the neighborhood’s residents are homeowners; the rest are renters. According to the Federal Emergency Management Agency, the neighborhood has a very high risk of hurricanes but only a moderate risk of flooding. All federal mortgage lenders and most private ones require homeowners in a Special Flood Hazard Area to purchase flood insurance.

Cambridge Program at local high schools

Bayview is served by Pinellas County Schools, which offers school choice. Most houses are zoned for Eisenhower Elementary School, Oak Grove Middle School and Clearwater High School. Niche gives Eisenhower Elementary and Clearwater High a B, while Oak Grove Middle scores a B-minus. Anyone living in the northern part of the neighborhood is assigned to Safety Harbor Elementary School, Safety Harbor Middle School and Countryside High School. Safety Harbor Elementary School earns a B-plus, while Safety Harbor Middle and Countryside High receive a B. Both high schools offer the Cambridge Program, a curriculum by Cambridge University based on critical thinking and comparing perspectives.

Bayview Park is last sign of neighborhood’s history

Bayview Park is a small park shaded by moss-covered oaks and is one of the last markers of the area’s origins. A sign that details Bayview’s history sits at the head of a half-mile walking path, from the origins of James McMullen to the opening of the Bayview School. Another shorter trail leads out to views of Old Tampa Bay. To access the water, people head to Cooper’s Point Nature Park, which spans 380 acres. Clearwater Beach, about 7 miles away, is known for its white sand. “Fishing is something that’s popular, but more importantly, there’s boating,” Raineri says. While the marina is undergoing construction following hurricanes Milton and Helene in the fall of 2024, people can still rent boats, go tubing and parasailing, or go on sightseeing tours. The Clearwater Marine Aquarium is nearby, with full-time residents including North American River Otters Walle and Boomer and Thelma the Nurse Shark.
