Condos, townhomes and single-family homes

Subdivisions such as Beverly Terrace, Morningside Estates and Chateau Wood are filled with New Traditional, Modern Transitional and classic ranch-style single-family homes. Most townhomes are Colonial-inspired New Traditionals. Condo buildings, like Imperial Court and Belleair Village, are typically boxy, multistory structures. Prices for single-family homes typically start close to $280,000 and go up to just over $600,000, though large, custom-built homes can sell for more than $1 million. Townhomes run anywhere from $230,000 to $300,000, while condos range between $80,000 and $170,000. Flooding is a concern for properties near Allen Creek, and wind damage is a possibility during hurricane season.

Close to Clearwater Mall and downtown/Belcher Road dining

Restaurants on Belcher Road, like Sofia’s Greek Grill and Chez David, a French bistro, are within a mile of most homes. “Brew Garden Taphouse & Eatery is right there on Belcher, literally within walking distance. They have a great beer selection, and the meals they do are unique and very delicious,” Marion says. The locally owned pub is also popular for trivia nights. Downtown has more local eateries, like Clear Sky on Cleveland, known for its globally inspired seafood. “I love going during stone crab season. They catch them fresh right here in the gulf, and take one claw for eating, then throw them back, because they regenerate. But those, the grouper and the hogfish are the best,” Marion says.

Morningside Rec Complex, McMullen Tennis Complex and gulf-front beaches

Morningside Recreation Complex has an outdoor pool, lighted athletic courts and a playground, along with a gymnasium and fitness center. It hosts youth sports leagues, summer camps and swim lessons. The Henry L. McMullen Tennis Complex has lighted pickleball and tennis courts. “You’re also about 15 minutes from Clearwater Beach, which is our beautiful gulf-front beach. It’s lovely, if a bit of a tourist-driven area,” Marion says. In 2023, USA Today named the iconic white-sand shoreline the No. 1 Beach in the South.

B-rated Pinellas County Schools

The Pinellas County Schools district offers school choice. Imperial Courts is zoned for Belcher Elementary, Oak Grove Middle and Clearwater High, all three of which are within 3 miles of most homes. The elementary school receives a B-plus on Niche and the middle school gets a B-minus. Clearwater High scores a B. The high school has a four-year Career Academy for International Commerce program with classes in international economics, marketing, finance and more. Private options in the area are A-plus-rated Clearwater Central Catholic High School and the unrated St. Paul’s, a kindergarten through eighth-grade school.

Quick commuting to downtown and to Tampa

Pinellas Suncoast Transit Authority operates bus routes that run from stops on Belcher Road to destinations around Clearwater and neighboring cities. Mease Countryside Hospital, close to downtown, is less than 5 miles west. The drive usually takes about 15 minutes via Gulf to Bay Boulevard/State Road 60, which also runs east toward the Courtney Campbell Causeway. St. Pete-Clearwater International Airport, about 5 miles southeast, is just a 15-minute drive from Imperial Courts. Tampa International, 15 miles east across the bay, is about a 20-minute drive without traffic. U.S. Route 19 connects north toward Palm Harbor and south toward St. Pete, nearly 20 miles away.
