Silo Mills offers master-planned living south of Fort Worth
Silo Mills is a master-planned community of new homes being developed in a rural setting about 25 miles south of Fort Worth. Core amenities and an on-site elementary school are in place for early residents, who enjoy a secluded residential setting nestled between Godley and Joshua, and a convenient location for commutes into the city.
Offerings by Bloomfield Homes in area's first master-planned community
Bloomfield Homes has been the primary builder in the first phase of construction, but the community’s overall development will include multiple builders. Typical homes come in a variety of models that stand out for their design. Several homes have facades that feature Craftsman-style stonework. Sidewalks are in front of small yards in the community’s modern-style subdivision settings, where homes are built closer together on quiet streets. Back yards are large enough for pools. Prices typically range from the low $300,000s to the mid-$500,000s. HOA fees are less than $100 a month for homes available in the initial development phase. Prospective buyers are encouraged to ask about HOA details. The community is part of the Joshua Farms Municipal Management District, which helps fund infrastructure and community upkeep. MMD fees are added to residents’ annual property tax bills. “This is really the first big master-planned community in the area,” says Clay Woodard, president of Move Up America, a homebuilder-focused real estate agency. “It’s the first step to the area skyrocketing with new home development.”
Amenity center is a community attraction
“They have a nice amenity center, so that attracts families,” Woodard says. The main hub for recreational activities is also a central space for leisure and social activities. It includes:
A resort-style pool
Children’s playscapes
A community event pavilion
The complex also offers access to hiking and biking trails, which will be expanded as development continues. Greenbelts and stocked fishing ponds will also be added. Municipal parks just minutes away in Godley and Joshua offer a variety of amenities, and both cities have splash pads. Benbrook Lake, about 30 minutes north, is a popular destination for boaters, anglers and outdoors enthusiasts of all kinds.
Highly rated Godley school district is a major draw
Pleasant View Elementary, which opened in the community in early 2023, is the newest school in the highly rated Godley Independent School District. It serves students through the fifth grade. “Godley is a small town that used to be way out in the country, but it has become popular because of the [school district],” Woodard says. “People love to move to Godley for the ISD.” All district students attend a sixth-grade campus before moving on to Godley Middle School and then Godley High School. The district allows students to apply for transfers, which are typically renewed annually.
Access to Fort Worth via the Chisholm Trail Parkway
Residents can take the nearby Chisholm Trail Parkway into downtown Fort Worth and avoid much of the interstate traffic that plagues commuters coming from other areas. The typical drive time is 25-40 minutes. Nearby Cleburne is home to a Walmart distribution center and an Amazon warehouse just off Chisholm Trail Parkway. Texas Health Neighborhood Care & Wellness in Burleson is the closest hospital, about 8 miles away. Texas Health Harris Methodist Hospital in Cleburne is about 11 miles away.
Stores and restaurants in several nearby towns
For groceries and other essentials, there’s a Brookshire’s in Joshua and an H-E-B in Cleburne. There’s also a Walmart there, and a Target in Burleson. Restaurants line state Highway 174, which runs through Joshua and Cleburne. Smaller shopping and dining options can be found along state Highway 171 in Godley.
