The main entrance to Clermont's Greater Hills neighborhood is tucked between a Shell gas station and a small business center humble on Highway 50, so it might almost be easy to miss. But the tree-lined drive down Greater Hills Boulevard transforms the humdrum business energy from the highway into the restful vibe of the neighborhood, with its freshly cut lawns and family cars parked in driveways. “Greater Hills was the first Greater Construction subdivision to be built for the opening of Clermont into the Orlando market,” says Matthew Mobley, broker/owner at Hancock Realty Group. “People might live here and drive into Orlando to work and get a house for cheap”

Prime area for young families
Homes here are ranch-style houses built in the 1990s. Each prominently features front-facing one- and two-car garages framed by neat lawns and sidewalks. Various trees, from palm trees to towering oaks, provide shade to the neighborhood. Columns and arched entrances are common. Homes come in all colors, and some homeowners opt for solar panel roofs to make full use of Florida’s sunny weather. The neighborhood has a recreation area at its center, with a pool, tennis courts, scenic lake and playground for use by residents. “The homes were originally purchased by a lot of young families. Those people raised kids there, then you had a season where there weren’t as many kids in the area,” Mobley says. “When the homes turn over they turn over to new young families, and it ebbs and flows.” Prices range from $375,000 to $450,000. HOA fees are around $45 a month.

iPad-based education at Lake Minneola High
Greater Hills is part of the Lake County Public Schools and participates in the choice program. Students can attend Grassy Lake Elementary School for pre-kindergarten through fifth grade, with a B-plus rating on Niche. East Ridge Middle School is also rated B-plus, and Lake Minneola High School has an A-minus rating. Established in 2011, Lake Minneola High was one of the first high schools in Central Florida to implement an iPad-based education. Pinecrest Lakes Academy is a public charter school less than 3 miles away that serves pre-k through eighth grade.

Nearby Clermont National is a semi-private golf course with public tee times available. It has a driving range that uses digital tracking technology and virtual course play, an on-site restaurant with signature drinks and complimentary valet parking. Greater Hills is also near many of Central Florida’s lakes and, by extension, lakeside trails and parks. The South Lake Trail, which stems from the West Orange Trail, is a 12.5-mile paved bike and walking path that runs along Old Highway 50 on the neighborhood's north side. About 5 miles away, Waterfront Park at Lake Minneola is home to frequent festivals and a splash park. Between Lake Apopka to the immediate east and Lake Minneola to the west, several smaller lakes provide locals with scenic views and recreational activities.
