Tucked away in the meandering hills of Clermont is Greater Pines, a peaceful residential neighborhood surrounded by solid schools, ample lakes, and well-kept parks. The neighborhood was developed in 10 phases by Greater Construction. “[They] did a great job with the neighborhood,” says Matthew Mobley, broker/owner at Hancock Realty Group. “It’s transitioned over the years.” Mobley says that young families have made the neighborhood their home since its establishment, with its family-friendliness being its greatest draw.

Subtle variations from home to home
Houses in Greater Pines are one- and two-story ranch styles built in the 1990s and early 2000s. Two-car driveways and arched front windows and entrances are popular here. While architecture is generally consistent, a subtle range of home colors is noticeable. Not all have front-facing garages, with some tucked off to the side. Newer homes are on slightly larger lots and have views of Lost Lake. The community has a recreation area with an outdoor pool, tennis court and playground. Homes in the area have recently sold for $350,000-$735,000, with the pricier homes being newer or larger. Monthly HOA fees are $55 and under.

Greater Pines is served by Lake County Public Schools, which participates in the choice program. Students in the neighborhood can attend Lost Lake Elementary, East Ridge Middle, and East Ridge High Schools, all with B-plus ratings on Niche and all within 2 miles. The high school has over two dozen wide-ranging clubs and activities, including gospel choir and robotics. Land of Lakes Montessori School is a nearby private school for pre-K through fifth grade students.
East Ridge High School is public school in Lake County serving students in grades 9-12.
East Ridge Middle School is a public school serving students in grades 6-8 in Clermont.

Youth athletics in Hancock and Felter Parks
Many of Central Florida’s lakes and lakeside parks are near Greater Pines. Lake Felter Park has courts and a playground with a view of the lake. The park is the site for many local youth sporting events, with Mobley calling it “the basketball gathering in the community.” Hancock Park has courts, a full concession area, and five softball fields. The park is home to the Clermont Girls Fastpitch Softball League, a non-profit recreational league for girls ages 5-18. The Kings Ridge Golf Club has public tee times and two different types of courses that take advantage of Clermont’s rolling hills and greenery.

Cantina's Mexican Kitchen provides authentic Mexican food accompanied by a drink and brunch menu. Margaritas and mojitos are served in a modern interior, with blue talavera tiles adorning the floors and bar, or to the patio outside. Clermont Landing also has several department stores like T.J. Maxx and Ross Dress for Less, and an Epic Theaters of Clermont.

Most residents get around by car to the two nearest main roads, State Highway 50 and Route 27. Highway 50 and toll road Florida’s Turnpike lead to Orlando. Disney World is under 20 miles away and Downtown Orlando is under 25 miles away from Greater Pines. The closest airport is Orlando International Airport, which is about 30 miles away. The nearest hospital is Orlando Health South Lake Hospital less than 3 miles away.

While the neighborhood’s overall crime rates are similar to the national average, larceny and sexual assault have crime index scores of 7, compared to the national average of 4. There have also been coyote sightings in the area, with the Florida Fish and Wildlife Conservation Commission suggesting keeping dogs on leashes and bringing outdoor cats inside at night.
