The gated 55-plus community of Heritage Hills has over a thousand modern homes specially designed to keep its residents busy. Located just a few miles from downtown Clermont, those who live here can stay close and indulge in a wide array of recreational opportunities.
The community has a walking trail that circles the premises and a clubhouse where events are often held, in addition to its leisure time facilities. Some homeowners take golf carts to a neighborhood overlook to view the Disney World fireworks. "There's no golf course, but golf carts are allowed and you can take it around the community or to any of the golf courses around that anybody can go to," says Patti Kincaid, real estate agent at BHHS Florida Realty.
Whenever residents want to venture out, Clermont has plenty to offer. Shopping centers and business hubs are within 5 miles, and nature lovers can enjoy preserves, state parks, and Clermont’s famous lakes. The closest, Lake Louisa, is one of the area’s only swimmable lakes and is known as one of the best spots for bass fishing nearby.

The earliest homes in Heritage Hills were built in 2007. Each is a single-story ranch house with an attached garage. Driveways tend to be brick and the homeowner’s association meticulously maintains lawns. Open floor plans and screened patios are popular, with many homes having a flex room that can be used as a den or office. Some villa houses are single-family homes that share a wall and backyard space. Houses in Heritage Hills cost $310,000-$535,000, with the more expensive homes typically having more bedrooms or square footage. HOA fees range from $300-$450 monthly.

"There's a lot of clubs and activities for people to choose from," Kincaid says. "You can do as much as you want or as little as you want, because there's always something to do."
Nearby Hancock Park, known for its softball and soccer fields, is one of Clermont’s most popular parks and is home to the Clermont Girls Softball League. The Crooked River Preserve near the northern bank of Lake Louisa is about 6 miles away. The nearly 2-mile loop around the preserve highlights multiple ecosystems and conservation efforts by the local water authority. Lake Louisa State Park also showcases a diversity of wildlife while also lending itself to horseback riding, kayaking, and swimming. Disney World and associated parks and resorts, like Epcot and Animal Kingdom, are all within 20 miles.

Few miles away from main roads
Although Heritage Hills is set away from major highways, the neighborhood is still within a few miles of State Highways 27 and 50, which run north-south and east-west, respectively. Highway 27 runs nearly the entire length of Florida and Highway 50 leads directly to downtown Orlando from Clermont. Orlando International Airport is about 30 miles away via Florida’s Turnpike, a toll road that runs through the central and southern part of the state. The nearest hospital is UF Health Emergency & Urgent Care Center - Clermont, just under 3 miles away.

The Publix at Kingsridge shopping center is less than 3 miles away on Route 27. Clermont Landing is the nearest retail hub, about 5 miles away. Epic Theatres of Clermont is the local spot to catch a movie and is surrounded by even more restaurants and stores.
