Spring Valley is close to Clermont’s shopping and entertainment options

The Clermont neighborhood of Spring Valley offers a selection of single-family homes with direct access to local shopping, dining and good schools. Constructed in the early 2000s, this community of 435 homes features six floor plans. Most are between 1,100 and 1,600 square feet have three bedrooms and two bathrooms. Homes have large yards. Oak trees line the streets. “Spring Valley has a great in-town location right off Highway 27 and just south of Highway 50,” says Eileen Costigan, a Realtor with EOLA Realty. “It’s close to shopping, restaurants, entertainment and medical centers with easy access to Florida’s Turnpike.”

HOA-controlled single-family homes dominate

Prices range from $280,000 to $400,000, with ranch-style properties dominating the area. “It’s a community that appeals to all types of buyers, especially first-timers,” says Costigan. The community has an HOA, with fees over $350 yearly. According to maps from Lake County, the area has a minimal risk of flooding, although severe weather can be a factor, especially during hurricane season.

LakeXpress bus service and turnpike access

Lake County’s public transit service, LakeXpress, runs several bus lines on U.S. Highway 27. Buses connect the area to Four Corners and Winter Garden. U.S. 27 also links Spring Valley to Route 50, which intersects with Florida’s Turnpike. Orlando International Airport is 41 miles east.

Good schools close to Spring Valley

Spring Valley students start at Lost Lake Elementary, graded B-plus on Niche. They then continue to B-rated Windy Hill Middle School. East Ridge High School scores B-plus and offers cybersecurity, culinary arts and engineering programs.

Dining and shopping on U.S. 27

U.S. 27 features a mix of chain and local eateries. Amore Italian Ristorante has lunch and dinner menus with a selection of pasta, risotto and seafood dishes. The Cedar Grill is a Mediterranean and Latin fusion spot. Guru Indian Restaurant features a selection of authentic dishes from the subcontinent. Clermont’s downtown also has multiple restaurants and bars along Montrose Street and 8th Street. Big-box retailers, including Kohl’s and Walmart, are adjacent to the neighborhood. The Clermont Landing shopping center has additional retailers and a JCPenney department store. Grocery stores, including Key Food, Winn-Dixie and Aldi, are located north of the community. Orlando Health South Lake Hospital is 4 miles away.

Local parks, golfing and access to multiple lakes

Lake Felter Park, across U.S. Route 27, features sports courts, a soccer field and a baseball diamond. The Clermont Arts and Recreation Center has a pool, pickleball courts and an indoor theatre. The center also hosts numerous kid-friendly camps.

Area bodies of water include Lake Louisa, which has a public beach, boat launches, camping spots and trails. Lake Minnehaha spans over 2,400 acres and allows for fishing and boating. John’s Lake features an annual boat parade during the Christmas holiday. The public Kings Ridge Golf Club, south of the community, has an 18-hole par 71 layout and a par 57 executive course.

Along U.S. 27 are indoor activities, including Sky Zone Trampoline Park and the Epic Theatres of Clermont. Events in Clermont’s historic downtown, including a year-round farmers market, are 3 miles north.
