Summit Greens a practical community for various stages of 55-plus life
Summit Greens’ compact layout and plentiful social clubs and recreation opportunities make the 55-plus community an attractive place to spend one’s golden years. Less than 800 homes fill the gated community in Clermont, which makes it easier for residents to get to know their neighbors, says resident Brenda DeArmond, a real estate broker who runs her own firm and sells houses in Summit Greens. The community opened in the 2000s, and many of the original residents who moved in when they were in their 50s are now in their 70s, or older. “As we start aging, and we need help, our neighbors are there,” DeArmond says. Residents reinforce those friendships through a broad range of community activities, from aerobics to pickleball. Summits Greens isn’t the only 55-plus community in Clermont, but DeArmond says it’s one of the best-located. It’s between major highways and down the street from big-box stores and a hospital.
Single-story houses with small lots, surrounded by a golf course
Beyond the Summit Greens gatehouse, rows of homes stretch between fairways and curve around small lakes. The homes are primarily single-story houses that blend ranch-style design with Mediterranean features, such as stucco exteriors and arched doorways. The community’s small lots mean residents don’t have to devote much time to lawn care. Homeowners who elect to pay for a more expensive tier of HOA fees receive free yard maintenance, DeArmond says. HOA fees also cover clubs, sports amenities and internet, she adds. Many houses have sold from $295,000 to $550,000, but homes on the golf course can cost up to $675,000. The CAP Index Crime Score is 2 out of 10, lower than the national average.
Summit Greens clubhouse is a hub for recreation and fitness
Inside the 28,000-square-foot clubhouse, residents use rooms for card games, line dancing classes, yoga and more. Some of the community’s fitness classes are designed by the National Training Center, a sports and fitness center in Clermont that’s used by athletes from across the country. Residents swim in the large pool behind the clubhouse, and there are tennis and pickleball courts on the surrounding property. DeArmond says the activities keep her and other residents lively. She says she knows octogenarians who don’t live in the community who suffer major health problems and are not able to drive. Meanwhile, in Summit Greens, “80 [years old] is the new 50,” DeArmond says. “Some of the older people, we play these games, and the older they are, the better they are at keeping score. I think that keeps us young. The brain is working constantly.” Clermont National, the 18-hole golf course winding through Summit Greens, is not owned by the community. However, the public can play the course or use the high-tech driving range, which tracks the distance and accuracy of every golfer’s shot.

After wrapping up an afternoon game of cards, DeArmond and some of her fellow residents often walk to The View at Clermont National, a restaurant and bar alongside the golf course. The View frequently hosts events for all ages, including salsa lessons and music trivia. Clermont is full of shopping centers, and residents don’t have to travel more than 2 miles from Summit Greens to reach Target, Publix or The Home Depot. Orlando Health South Lake Hospital is also within 2 miles of the community. Four miles away in downtown Clermont, bars and boutiques line West Montrose Street, and people dine next to the water at Salt Shack on the Lake.
Highways lead to Disney World, downtown Orlando
Most people in Clermont drive, and Summit Greens is near several major Orlando-area highways, including U.S. Route 27 and Florida’s Turnpike, a toll road. LakeXpress buses stop along Florida state Road 50 as they travel throughout Lake County. Elderly residents can schedule door-to-door shuttle rides through Lake County Connection. Summit Greens is 25 miles from both downtown Orlando and Walt Disney World Resort. Planes fly nonstop to more than 170 destinations from Orlando International Airport, 30 miles away.
Health Science Collegiate Academy open to high schoolers
Students can go to Grassy Lake Elementary, which gets a B grade from Niche, and East Ridge Middle, scored a B-plus. Lake Minneola High receives an A-minus, and Niche ranks it the best public high school in Lake County. Students at Lake Minneola High and other high schools in the district can enroll in the Health Sciences Collegiate Academy, a partnership between Lake County Schools, Lake-Sumter State College, the University of Central Florida and Orlando Health South Lake Hospital. A student can apply during their eighth-grade or 10th-grade year to join the program and shadow health care workers, take health science classes and earn an associate degree by the time they graduate high school.
