Cleveland’s Avenue District offers the convenience of being central to everything downtown. Also known as the Ninetwelve District, a rebranding of Cleveland's Financial District, these roughly 10 city blocks are surrounded on all sides by Cleveland's greatest hits: the Rock & Roll Hall of Fame, Playhouse Square, Asiatown, House of Blues and more. No need to hunt down precious parking spots when Cleveland's professional sports teams are in town: The stadiums for the NFL's Browns, Major League Baseball's Guardians and the NBA's Cavaliers are all nearby.

Thriving restaurant scene in a regional microbrewery playground
Masthead Brewing Co. is a popular neighborhood brewery featuring an industrial-chic dining area housed inside the historic Bryant Building from 1921. Its American and Belgian beers pair well with the brewpub's Neapolitan-style pizza. Nearer to Lakeside Avenue, Noble Beast Brewing Co. is a closer option, featuring elevated pub fare like hormone- and antibiotic-free wings. Long-running eatery Barrister's Deli serves generous sandwiches loaded with premium deli meats and cheeses. Take a seat on their classic barstools or check out the ones at old-school Danny's Deli, where the "Jaw Breaker" sandwiches feature meat piled so high that they won't fit in your mouth. If a deli sandwich isn't what you're craving, then you can always take advantage of Avenue District's unbeatable proximity to every restaurant in downtown Cleveland.
Danny's Deli is famous for its massive "Jawbreaker" corned beef sandwhich.

Upscale townhouses in the center of the action
In addition to office buildings, the neighborhood primarily consists of rentals. "There's some housing, but not much," says Realtor Stacey Burnett with RE/MAX Crossroads. "There's new construction coming up right now, a stretch of $750,000 townhouses." These are the Avenue Townhomes, the latest home ownership option in this district, offering modern four-floor homes with 9- to 10-foot ceilings and a private rooftop deck. These houses are on Superior Avenue, at the doorstep of the Playhouse Square neighborhood and its many historic theater buildings. "There's one other housing option in Avenue District off of Rockwell, another set of townhouses," says Burnett, referencing Avenue District Townhomes. These three-story units were developed in 2007 and typically sell in the $300,000s and $400,000s.

Urban green oasis
Perk Plaza, the nearest park to the neighborhood, is a small, landscaped area with little more than grass and benches, but come summertime it's taken over by food trucks in a community event series called Walnut Wednesday. Each week, 10 different eateries-on-wheels become the lunchtime go-to for anyone downtown. This is the city's largest weekly food truck roundup, and it celebrated its 10th year in 2023.
Cleveland High School for the Digital Arts is a local school in the Avenue District.
Cleveland Metropolitan School District
Students in the Cleveland Metropolitan School District have school choice. Nearby Marion-Sterling elementary, which receives a D-plus grade from Niche, serves students in prekindergarten through eighth grade. Two high schools in the Avenue District share a building: Davis Aerospace & Maritime High School, which earns a C from Niche, and Cleveland High School for Digital Arts, which Niche rated with a C-plus. The latter benefits greatly from being across the street from the studios of WKYC-TV, Cleveland's NBC station. Interested students get to collaborate with the newscasters at WKYC, while others pursue their studies in game design and other digital art mediums. For the scientists of the future, Davis also partners with the community to provide real-world connections and internships to its students.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data.
