A charming, South Carolina college town with a retro feel
Clinton, South Carolina is a small city in Laurens County, known today as the home of Presbyterian College. Centered around an old-school downtown area and the Carolina Piedmont Railroad, Clinton has a long history in the railroad and textile industries, which residents can see in the architecture along Broad Street. Originally called Five Points because of its location at the intersection of four major roads and the railroad, Clinton has grown from its industrial origins to become a "Charming college town,” says Susan Tallman, a Realtor with Brookshire Hathaway, adding that, "You can tell the city means a lot to people here from how it continues to grow." Warehouses that once held factories have been transformed into restaurants, boutiques and various locally-owned shops decorated with brightly-colored awnings and murals of Clinton's Community. The town also has plans to build an outdoor theater, a Recreational Complex and walking and biking trails. With continued growth and convenient proximity to Interstates like I-385 and I-26, Clinton is a growing community that still maintains the quaint, retro vibes of its nineteenth-century industrial origins.

Take a stroll through downtown Clinton
Most of Clinton's opportunities for shopping and dining are downtown, which is within walking distance from many homes. While strolling along the downtown streets, residents might notice buildings with historic facades or large classic-revival warehouses that have been converted from factories into locally-owned stores, boutiques and restaurants. Each brick building has a different colored awning, and some have been beautified with murals of kids running and biking through large, open green spaces. This small-town character is something residents enjoy about Clinton; "It's not overly developed like some places are," says Tallman, adding that "people who work in and own stores here are really friendly and often know their customers by name." For casual clothes and gift shopping on the weekends, Southern District and Sunshine City are popular choices, with other spots like Main Street Bake Shoppe nearby in case residents want to meet a friend for lunch or pick up some freshly baked sweets. On a night out, head over to Steamer's Restaurant and Catering, a hometown establishment that has been open for decades and is known for its old-fashioned cheeseburgers made from a family recipe. "More restaurants are popping up, too," says Tallman, pointing out that a new taproom called The Lumberyard recently opened in town, providing yet another space for the community to gather.

Regular community events at Presbyterian College
For an array of entertainment options, Clinton residents look to Presbyterian College, which is tucked away in the southeast corner of town. “So many of the community’s activities are held at the college," says Tallman, explaining the Clinton Community rallies around its Division I sports, packing the Bailey Memorial Stadium on Saturdays in the fall to cheer on the Blue Hose. Residents can also attend regular events at the college, like speaker series, exhibitions at campus art galleries and performances from the college’s music department. There are also several activities for local students throughout the spring and summer, including a Model UN conference and summer camps.

Relatively affordable, vintage homes with good bones in Clinton
Throughout Clinton's peaceful, residential streets, residents will find well-connected sidewalks and mature oaks shading grassy lawns. Homes here also bear Clinton's signature historic charm, with an eclectic mix of cottages, bungalows and ranch-style homes, built so that “No two homes are the same,” says Tallman. Stately stone homes with long sidewalks leading to their arched front doors can sit along the same street as a quaint bungalow with a small patio and American flag in the front yard or a Queen Anne with a large yard and garden surrounded by a steel fence. Despite offering ample yard space, the average sales price for homes in Clinton is about $185,000 dollars, making homes here about $45,000 less than the average for the surrounding area of Laurens County area. These diverse Clinton homes range in price from as low as $150,000 for vintage ranch and cottage-style homes featuring original wood siding and brick construction to about $420,000 for larger, four-bedroom traditional homes built since 2000, making the neighborhood friendly for first-time buyers and long-time owners alike.

Laurens County schools in the neighborhood
Thanks to Laurens County School District No. 56, Clinton's students have a number of public school options to choose from in the neighborhood, in addition to private religious institutions. Many young students attend Clinton Elementary and Clinton Middle, which both receive B ratings from Niche, before attending Clinton High, which receives a B-minus from Niche. Clinton Middle and High have garnered a reputation for their competitive Science Olympiad programs, with Clinton Middle having 20 state championships to its name and Clinton High claiming 11. Clinton High has also won championships in several sports, from baseball and tennis to football.
Clinton High School is the premier school in the area.

Heading outdoors at Musgrove Mill and pocket parks in the neighborhood
To get outside, residents can walk or drive over to any number of local parks dotting the city's residential streets. One option is Oak Street Park, which has large oak trees to shade the playground and picnic tables for people to relax and share a meal outside together. Oak Street Park also has a basketball court for those looking to shoot some hoops and a small set of metal bleachers where people can sit and watch as the ball goes through the net. Golf enthusiasts might want to check out Musgrove Mill Golf Club. It sits a little more than 9 miles outside downtown and Tallman says, “people from all over the world come to play here.” Surrounded by nature, this 18-hole course designed by Arnold Palmer is a great way to get away for the afternoon. Work is also underway to build the Clinton Recreational Complex, a 165-acre property that will eventually have baseball, softball, soccer and lacrosse fields, as well as basketball, tennis and pickleball courts.

To get around town, residents can find almost anything they need along Broad Street, while Carolina Avenue provides quick access to nearby cities like Laurens and Joanna. When traveling further, a convenient proximity to major highways like Interstates I-26 and I-385, ensures that Clinton residents can be in larger cities like Columbia, Greenville or Spartanburg in under an hour. The Greenville-Spartanburg International Airport is also just down I-385, while to get to the nearest hospital, residents can drive about twenty miles southeast along Carolina Avenue, also known as U.S. Route 76, to get to Newberry County Memorial Hospital.
