Secluded town in the southwest corner of Fresno County
Set about 70 miles southwest of Fresno and just east of the Coastal Mountain Range, Coalinga is a sleepy Central California town of about 18,000 people. “Kids here can still walk around unsupervised,” says Juan Carlos Mora, a local Realtor at London Properties with 15 years of experience in the area. “It’s one of those places that’s pretty old-school.” Still, the town is growing thanks to thriving agriculture, oil and healthcare industries, and the nearby Pleasant Valley State Prison, which employs many locals. The community gathers for annual events in the downtown area, spending hot summer days at neighborhood parks or the local two-screen movie theatre.

Relatively affordable homes with growing internet infastructure
The median home price here is $295,000, lower than Fresno's roughly $450,000, and significantly lower than California's overall $868,000. Between fall 2023 and fall 2024, the median price in Coalinga rose 9%. Housing inventory ranges from 1920s cottages to midcentury ranch-style homes and 21st-century new traditional bungalows. Recently built homes are mainly found on the town’s northern and southern edges. Larger multi-story Spanish-style homes are the most expensive properties in town, ranging from $400,000 to $500,000.
In March 2023, unWired Broadband began constructing a large-scale project to bring faster internet to this historically underserved rural community. Visiting small restaurants and the local museum downtown
Most shops and eateries are found along Elm Avenue, including chain grocers and fast-food restaurants. The downtown corridor, at the intersection of Coalinga Plaza and Elm Avenue, features local corner stores, sports bars and Mexican restaurants. City Hall and the Coalinga Huron District Library are also downtown, as is the R.C. Baker Memorial Museum, which showcases local history. On weekends or rainy days, locals can head to Reel Time Entertainment, a small two-screen movie theatre.
Coalinga High’s beloved mascot, the Horned Toad, is also considered the informal mascot of the entire town. Since 1933, the Horned Toad Derby has been held over Memorial Day weekend, featuring a parade, carnival rides and animal races. “It’s really a celebration of Coalinga,” Mora says. “Neighbors get together, and the families of the locals visit town. If you ever want to experience a celebration here, this is the one.” After the rope drops for the real-life horned toad races, the round, spikey lizards stand still—soaking up applause from the crowd—until eventually one of them makes a mad dash across the finish line to much fanfare. Other annual events include the town’s Fourth of July fireworks display and WHAMOBASS, a hot air balloon showcase held every October.

Over 60 miles to the nearest city
Coalinga is bisected by State Route 198 (also known as Elm Avenue); heading northeast, Route 198 leads 13 miles to Interstate 5 and about 70 miles to Fresno. State Route 33 branches off Route 198, leading 6 miles east to the Pleasant Balley State Prison, a major employer. The Fresno County Rural Transit Agency operates inter-city bus routes, including one that travels to Fresno. The New Coalinga Municipal Airport is 5 miles outside town and mainly used for small private flights, while Fresno-Yosemite International Airport is about 66 miles away, with service to major cities in the U.S. and Mexico. Coalinga Regional Medical Center is a few miles north of downtown.
Local schools and a community college on the north side
Coalinga-Huron Unified School District earns a B-minus from Niche. All of Coalinga’s public schools operate on a large, shared campus in the northern part of town, within walking distance for most local kids. Three elementary schools occupy the westernmost block; kids can attend Henry F. Bishop Elementary for kindergarten and Grade 1 before progressing to Nell Dawson Elementary for Grades 2 and 3, then Sunset Elementary for Grades 4 and 5. Coalinga Middle School and Coalinga High School sit on either side of several outdoor athletic facilities, including the Coalinga Memorial Bowl, a football, soccer and track stadium. Coalinga College, operating under the West Hills Community College District, is also on the town’s north side and offers two-year degrees in business and agriculture science.

Coalinga Middle School serves grades 6-8 in Coalinga.

Low crime rates across the board
Crime rates reported here are lower than those in both California and the nation. In December 2023, the rate of violent crimes reported to the Coalinga Police Department was 66 incidents per 100,000 residents, compared to a statewide rate of 99 and a national rate of 121. That same month, the rate of reported property crimes was 54 incidents per 100,000 residents, compared to a statewide rate of 196 and a national rate of 180.
Wildfire risk and air quality in the San Joaquin Valley
On the western edge of the San Joaquin Valley, Coalinga residents enjoy sunny weather all year, with over-100-degree heat waves in summer and mild temperatures in winter. While residential areas are at low risk of wildfires, undeveloped areas to the southwest fall within Moderate to High Fire Hazard Severity Zones, according to the California State Fire Marshal. The Coalinga Fire Department works to prevent fires by performing inspections, conducting brush management, and removing debris and dry weeds. Due to wildfire smoke and other pollutants, the air quality here is poor. However, since Coalinga sits on the edge of the San Joaquin Valley, a region that reports low air quality across the board, it has slightly better air quality than larger cities in the center of the valley, like Fresno.
