Founded by a group of fishermen in the 1860s, Historic Cocoa Village is one of the oldest neighborhoods in Brevard County. The old quarter stretches along the Indian River’s edge where the Intracoastal Waterway parts with Merritt Island—the commercial corridor is set inland while homes line the shore. “It's more of a lifestyle than a neighborhood," says local real estate agent Margret Cornell. "Living on the water means most people here are boaters. People also love that the neighborhood has an original footprint.” Historic Cocoa Village's 1924 Playhouse, once a silent movie haunt, still operates here. Locals gather for the springtime Cocoa Village Art Show and fall’s FunkFest, turning the walkable grid into a mosaic of live music and culture.

Historic single-family homes and Contemporary condominiums are set along palm-lined sidewalks. Neighbors might stroll on wooden piers to take in views of sailboats, bottlenose dolphins or manatees. The single-family homes, many built between the 1920s and 1940s, feature Colonial and old Florida Cracker architecture, with some available as fixer-upper cottages priced between $200,000 and $325,000. On the higher end, move-in-ready homes along Riverside Drive and multi-story residences with three to four bedrooms are priced between $600,000 and $800,000. Condos in the area include riverfront high-rises with Mediterranean-inspired designs and community pools — Whitley Bay condos provide direct access to the Cocoa Village Marina. “Hurricane insurance is crucial, but it will be steep since these homes are historic,” says Margret Cornell.

Outdoor concerts, trails and a historic playhouse

Cocoa Riverfront Park hosts waterfront concerts at its amphitheater year-round, featuring local and touring musicians. The park is within walking distance for most residents, and bottlenose dolphins and manatees can occasionally be seen in the surrounding waters depending on the season. Nearby, the 12-acre Lee Wenner Park provides four boat ramps for access to the Indian River Lagoon, while the 9-acre Intracoastal Waterway Park links to Merritt Island via walking trails. The Cocoa Village Playhouse, originally built as the Aladdin Theater, stages community theater productions that regularly draw large crowds; lines overflow outside of the theater before performances.

State Road 520 leads to Cape Canaveral in 13 miles, and Orlando in about 50 miles. Interstate 95 is 4 miles west of the village, providing north-south access to Miami in about 200 miles. Tampa is 122 miles west via Interstate 4. Public transit options include Space Coast Area Transit buses to Cape Canaveral and Orlando. The closest major airport is Orlando International (MCO), 40 miles away via State Road 528.
