KS Park in northern Coconut Creek features alternative housing for South Floridians looking to downsize or just enjoy a more carefree lifestyle. Highlighted by the established and gated 55-plus communities of Deerfield Lake and Tallowwood Isle, this neighborhood is made up primarily of manufactured homes. Along with Country Lakes, an all-ages community, residents enjoy access to man-made lakes, resort-style recreation and plenty of nearby amenities.

Manufactured homes offer convenience and affordability
Most of the manufactured homes offer two and three bedrooms, although the occasional four-bedroom option can be found. One important note on this neighborhood: Some homes are sold without the property on which they sit. It's an important distinction. If the land is leased, the selling price will be lower and the homeowner will not be responsible for property taxes. But they would have to pay a land fee, which can run as high as $1,000 a month. “They’re a lot less expensive than a single-family home, and it’s a better deal than a condo,” says Aimee Fogle with Century 21Hansen Realty, who has been selling real estate for almost two decades. “It feels like a single-family home, and it’s more convenient than a condo. You don’t have to worry about carrying groceries up to the 12th floor.” Homes range from under 700 square feet to more than 1,800 square feet. Carports are a standard feature among the larger options, many of which offer waterfront views as well. Homeowners along Tallowwood Isle’s lake enjoy special features such as private docks. The communities feature typical South Florida settings, with palm trees dotting walkable streets. Prices range from around $80,000 to $250,000. A pair of townhouse communities on the neighborhood’s northern edge offer contemporary dwellings with decorative Spanish Mediterranean motifs and attached garages. Lennar at Ashton Parc includes a small lake surrounded by a paved walking path. Prices are in the $500,000s range.

Man-made lakes and resort-style amenities
Tallowwood Isle has the biggest lake, a special perk for residents. “A lot of the community’s owners have paddle boats and kayaks, and you can fish the lake, too,” Fogle says. Deerfield Lake has a smaller body of water, but it can be fished as well. All three communities include pools. Residents of Deerfield Lake and Country Lakes have access to tennis courts, too. Clubhouses at the two 55-plus communities are the center of social activity. Bingo and community dinners are popular events at both. Lone Pine Greenway provides a convenient spot for walkers and bike riders to enjoy the outdoors. The nearby Coconut Creek Community Center offers classes and social activities for all ages. The recreational complex also includes a fitness center, gymnasium and playground. On the other side of the neighborhood is Quiet Waters Park, one of the largest parks in Broward County. It’s main attraction is the Ski Rixen cable water-sports system, a safe twist on skiing and wakeboarding. Additional amenities include 7 miles of hiking and biking trails and a waterpark. Golfers are just minutes away from the semi-private Deer Creek Golf Club, and Deerfield Beach’s oceanfront is about 7 miles from the neighborhood.

Westcreek Commons is a conveniently located shopping center
The Westcreek Commons shopping center is accessible from the Lone Pine Greenway. Residents can shop for groceries at Publix and dine at surrounding restaurants such as Caribbean Cuban Grill, which serves up traditional favorites in a modern setting. Deerfield Mall provides additional shopping and dining options less than a mile from the neighborhood along the Hillsboro Boulevard commercial corridor.

Interstate 95 connects to Fort Lauderdale and its international airport less than 20 miles south.
