Waterfront living and easy highway access in South Creek

The community of South Creek on Coconut Creek’s south side features multiple canals, giving residents a Florida waterfront lifestyle without the high price tag. Florida’s Turnpike, a major highway that connects Central Florida to North Miami, runs along the community’s east side, a draw for many of its residents, says Julie Harris, a Realtor with Century 21 Hansen Realty who lived in the neighborhood for several years. “It’s a very central location with easy access to the turnpike, and it’s centrally located in Broward County. [You can] get anywhere in Broward quickly. With me being a realtor, that was a big draw for me,” she says. Along with convenience, the neighborhood boasts an elementary school, parks and multiple beaches are a short drive away.

New Traditional and ranch-style homes on landscaped lawns

Homes in South Creek are mostly New Traditional and ranch-style with three or four bedrooms. They sit close together on grassy, landscaped lots dotted with palm trees. Driveways are common. Some homes have garages, and most have storm shutters and impact windows and doors, as Coconut Creek is vulnerable to hurricanes. Backyard pools are also common. Prices range from $420,000 to $700,000, with higher priced homes often boasting water views, as they back up to the canals that are sprinkled throughout the community. There are no HOAs in the neighborhood. “That’s another big draw,” Harris says.

Kids can attend private schools or Broward County Public Schools

This area is served by Broward County Public Schools, which rates a B-plus on Niche and offers school choice. The system offers magnet programs, innovative curricula, and general reassignments, giving students access to themed learning beyond neighborhood schools. Applications are required and sometimes a lottery is used when seats are scarce.


The schools zoned to the neighborhood are Coconut Creek Elementary, which earns a B-minus, C-plus-rated Margate Middle and Coconut Creek High, which also has a C-plus. Students at Coconut Creek High, along with high schoolers across the county, can take part in the district’s dual enrollment program with multiple colleges and universities, including Broward College, whose north campus is just outside the neighborhood. For families interested in private, faith-based K-12 schools, there are several located near the neighborhood.

Donaldson and Hosford Parks in the community, beaches nearby

Hosford Park is the community’s main green space and has a playground, baseball and softball field and a walking path. Donaldson Park sits next to a canal and offers more options for playgrounds and walking paths, plus has volleyball courts and water views. Other smaller green spaces include Windmill Park, which has dedicated areas for dogs and Sunshine Drive Park, which offers a playground. Golfers can practice their swing at the Broward Golf Center, a driving range on Coconut Creek Boulevard. The beaches at North Ocean Park and Pompeo Beach Park are within 8 miles of the neighborhood.

Stores and restaurants cluster along Coconut Creek Parkway

Publix, Walmart and other major retailers are in shopping centers just outside the neighborhood along Coconut Creek Parkway and Atlantic Boulevard. For retail therapy or night out, residents head to nearby Promenade at Coconut Creek, a large, open-air mall with shopping and a mix of national and regional chains. Bar Louie, which serves burgers, pizza and microbrews, and Ethos Greek Bistro and World of Beer are some of the most popular spots.

Residents enjoy the city events and neighborhood trick-or-treating

Since Coconut Creek is known as the butterfly capital of the world, it’s only fitting that the city’s main annual event is the Butterfly Festival. Residents gather each February for several hours of family-friendly events, live music, food and a fireworks show at the end. The city also hosts the Hometown Market, which takes place seasonally on the first and third Saturdays of each month and features local vendors selling produce, baked goods, crafts and food. Chase Stadium is within 6 miles of South Creek and where locals go to watch Inter Miami CF soccer games. While not a formal event, the neighborhood bustles with activity on Halloween. “There’s tons of trick-or-treating. People come from other neighborhoods to trick-or-treat there,” Harris says.

Florida’s Turnpike and BCT buses keep residents moving

Broward County Transit buses stop along Atlantic Boulevard and Coconut Creek Parkway, the neighborhood’s two major thoroughfares. Both roadways lead to Florida’s Turnpike, which runs along the community’s east side and nearby U.S. Route 441. Broward Health North and Holy Cross Health are the closest hospitals, both less than 10 miles away.
