Blackwell Hill is a mountainous waterfront neighborhood just south of Coeur d’Alene that blends suburban and rural. “It’s a great location just five minutes from downtown Coeur d’Alene. You have the privacy of it not being a well-known area,” says Tammy Casto, a real estate agent with Z Jones and Associates who has sold several homes in the neighborhood. “You’re surrounded by trees and nature. You have moose and turkeys on your street. You can experience nature and still be close to the city.” The community is on the south bank of the Spokane River, just north of Lake Coeur d’Alene. With the popular resort city just minutes away, it’s easy to spend a day shopping and dining before returning home to a riverfront retreat.

Established and contemporary mountain homes

Buyers can find various housing styles among the hilly, tree-lined streets of Blackwell Hill. “There’s quite a mish-mash. There are a lot of older homes in that neighborhood. The home I have listed right now is in a gated community, which has all new homes in the mountain modern Craftsman style,” Casto says. The older homes in the community date back to the 1970s and include ranch-style houses and log cabins high on the hill. Although the homes can be close together, they have plenty of trees, making it feel private. These typically cost between $800,000 and $1 million. Riverfront houses in the neighborhood usually come with their own dock and are contemporary Craftsman in style, with lots of wood accents and large windows. These waterfront homes can cost between $2 million and $5 million.

Exploring North Idaho's natural resources

With the Spokane River and Lake Coeur d’Alene nearby, Blackwell Hill offers plenty of opportunities for water recreation. The Blackwell Island Recreation Site has four boat launch lanes and over 130 parking spaces for trucks and trailers. The park also has a picnic area and wildlife viewing trail. Cougar Bat Nature Preserve is a wetland area south of the neighborhood, home to moose, beavers, otters and 27 species of birds. The Bureau of Land Management acquired the preserve from The Nature Conservancy in 2021, ensuring it would remain undeveloped.

Coeur d'Alene schools just minutes away

Students in Blackwell Hill might attend Winton Elementary School, which receives a C-plus rating from Niche and is located just across the river. Lakes Middle School receives a B, while Lake City High School is rated a B-minus. The high school serves approximately 1,500 students and offers dual credit courses in partnership with the University of Idaho and North Idaho College.

Enjoying time on the Spokane River

Boating is prevalent in Blackwell Hill, and there are several ways to get out on the water, even without a waterfront home. Homeowners can store a boat at nearby marinas, like the Hagadone Vertical Quick Launch marina or Murphy’s Landing. Just minutes from the neighborhood’s homes, these marinas make it easy to get out on the water. The Spokane Yacht Club on Millview Lane is a local club of boating enthusiasts with its own docks, ramp and clubhouse area.

Major highways in and around Blackwell Hill

Due to its semi-rural nature, the neighborhood has no public transit options. Highway 95 is the only road across the river into Coeur d’Alene and connects to Interstate 90, about 4 miles north of the neighborhood. Residents can use I-90 to get around North Idaho or to head west to Spokane, about 35 miles away. Kootenai Health is the closest hospital to the neighborhood, about 3 miles north and just off Highway 95.

Unique local shopping and dining experiences

The neighborhood’s location just northwest of downtown Coeur d’Alene makes it easy for residents to enjoy the many shops and restaurants in the city. “It’s a picturesque little downtown area. Tony’s On the Lake is probably the most popular. There’s Cedars, the floating restaurant. I was there the other night, and the lights were swaying back and forth,” says Casto. Tony’s On the Lake is an upscale Italian restaurant on Coeur d’Alene Lake Drive, known for its waterfront views and seafood dishes. Cedars is closer to the neighborhood, located near the Hagadone marina, and serves steak and seafood dishes. The restaurant is floating in the middle of the Spokane River, with 600,000 pounds of concrete-encased Styrofoam buoying the structure. North 4th Street and Northwest Boulevard in downtown Coeur d’Alene has gift shops, clothing boutiques and antique stores. Mountain View Custom Meats on Riverview Drive has limited items available for retail sale, including sausage and bacon. Customers can also order a processed cow from Spokane Hutterian Brothers’ Meats, a local farm that works with the shop to butcher the cows. Groceries are available at the Safeway on Ironwood Drive, just off Highway 95 and about 3 miles from the neighborhood.
