Rural Coeur d'Alene exurb on the edge of the forest
With street names like Cartwright and Little Joe paying homage to the classic Western, living in Bonanza Ranch can feel like the Wild West. Add in nearby recreation options, and this Coeur d’Alene exurb is an ideal spot for those looking to get away from the city. “We’ve got a lot of national forest access. You’re not that far away from Coeur d’Alene Lake at that location,” says Drew Henley, a Realtor with Windermere Realty Coeur d’Alene, who has sold homes in the neighborhood. “There’s a lot of recreation nearby. As you head east on Interstate 90 you get out to Silver Mountain Resort, which has skiing and mountain biking depending on the time of year.” Bonanza Ranch is an established neighborhood with a rustic feel. First developed in the 1950s, the community still has some vacant lots and plenty of trees lining its gravel roads. Plus, Coeur d’Alene is 6 miles away, offering residents an escape into the North Idaho wilderness while still having access to the shopping and dining of the city.

Rustic cabins and custom homes in Bonanza Ranch
Bonanza Ranch is a rural neighborhood with gravel roads and dense pine trees that add to the mountain wilderness feel. There are several permanent homes in the area, but many people use their properties here for weekend trips into the countryside or for storing an RV or boat. “There’s a pretty diverse mix of homes in that area. You’ve got custom homes, and you see some manufactured homes out there,” says Henley. “I think in that specific area, affordability is going to be a big draw. There are some challenges there with the ability to get septic installed. Some lots don’t allow it.” The ground in Bonanza Ranch is primarily clay and basalt rock, which makes it difficult for water to percolate and can prohibit landowners from installing septic systems. Because of the clay soil, there is also a risk of flooding for properties along a creek that flows through the neighborhood. Undeveloped lots in the area cost between $50,000 and $250,000, while homes can cost anywhere from $600,000 to $1 million.
