On a peninsula where Lake Coeur d'Alene meets the Spokane River, Education Corridor is a scenic neighborhood within walking distance of Coeur d'Alene's top attractions. "It's a very unique neighborhood given that it's one of the few neighborhoods that's extremely close to downtown, but still quiet," says Jordan Adair, the owner of Garnet Real Estate Group with nearly a decade of experience. "They have quick access to the lake. They've got City Park right there that hosts multiple events all summer long." Also known as Fort Grounds due to its location on the site of the former Fort Sherman, Education Corridor takes its name from the nearby North Idaho College. A mix of campus buildings, homes and parks makes the neighborhood an eclectic mashup, while the proximity to locally owned shopping and dining adds excitement to everyday life in the community.
Vintage and modern homes in classic styles
Houses in Education Corridor are typically bungalows or Craftsman homes with spacious front porches. They come in various colors that fit in with the area's natural scenery, including blue, green, brown and yellow. Tall pines, maples and other trees stand in the front yards, providing plenty of shade over the neighborhood. Sidewalks line the streets, offering room for a morning jog or evening stroll. The community features a mix of homes from the early 1900s that have been remodeled and newer builds from the 2010s. The market in Education Corridor tends to be competitive. "Homes don't come up for sale very often. When people buy, they tend to keep the homes for quite a long time," Adair says. Houses under 4,000 square feet cost between $400,000 and $750,000. Larger properties range from $$1.6 million to $2.5 million. There are some condos north of Northwest Boulevard that cost between $320,00 and $530,000. The neighborhood has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4.
Locally owned businesses are a short walk away
Education Corridor is just a few blocks from Downtown Coeur d'Alene, home to over 100 locally owned shops and restaurants. Hudson's Hamburgers is a longstanding staple, serving Coeur d'Alene since 1907. The restaurant is simple, serving just burgers and pie, but the flavor is enough to keep locals and tourists coming back. The Coeur d'Alene Resort has multiple restaurants, including the upscale Beverly's and the more casual Dockside, each with waterfront views. Stores along Sherman Avenue sell everything from t-shirts and sporting goods to art and gifts. Groceries are available at Safeway or the locally owned Pilgrim's Market. Big-box stores like Costco are located on the city's north side across Interstate 90.
Neighborhood parks offer plenty of recreation close to home
Multiple parks make up the neighborhood's east side. City Park is an ample green space with a playground, basketball courts and a band shell. It has several picnic tables sitting beneath leafy trees. The park also borders the lake, with a spacious beach area offering room for lounging in the sun or taking a dip in the water. Memorial Park is just north of City Park and has a softball field, pickleball courts and a futsal court. It also has a picnic shelter and a large skate park with several features for skaters to hone their skills. Runners, cyclists and walkers can take advantage of the North Idaho Centennial Trail, a 23-mile paved path that passes through the neighborhood and stretches from Higgens Point in the east to the Washington state line in the west.
Neighbors come together for annual events
Several events bring entertainment and activities to the area year-round. City Park hosts a summer concert series on Sunday afternoons in July and August. The free shows take place at the park's band shell and feature a variety of genres. Downtown Coeur d'Alene hosts events like the annual Brewfest in July and Street Fair in August, bringing local vendors, food, games and live music to the community.
Kindergarten through college options in Education Corridor
Students might attend the Winton Elementary School, rated a B-minus by Niche, and the B-rated Lakes Middle School. Coeur d'Alene High School earns a B and offers several Advanced Placement and honors courses in biology, English, chemistry and history. North Idaho College is a community college in the neighborhood with over 4,200 students. The school offers associate degrees and technical certificates in a wide range of programs. The campus has several buildings, including a residence hall, student union and performing arts center. University of Idaho and Lewis-Clark State College also have satellite facilities in the neighborhood.
Major highways offer convenient commutes in North Idaho
Northwest Boulevard is a main thoroughfare near the neighborhood that leads to downtown or through the city's west side. U.S. Route 95 and Interstate 90 are also nearby. The interstate offers an east-west route through Idaho and leads to Spokane. Route A of the Citylink bus system connects riders to downtown and the Spokane River District. Kootenai Health is the closest hospital, about 2 miles north.
