Small Coeur d'Alene neighborhood ripe with opportunity
Fruitland is a small residential neighborhood tucked into the corner of major intersections U.S. Route 95 and Interstate 90, but some locals think it could be the next big thing in Coeur d’Alene. “It’s an area that’s going to see increased demand because of its proximity to the highway, the hospital and all the shopping,” says Barbara Yeager, an associate broker with Keller Williams Realty Coeur d’Alene, who has sold homes in the neighborhood. “It’s a convenient location and a little bit of a sleeper neighborhood, to be honest.” Thanks to its location and more affordable housing prices than nearby neighborhoods, Fruitland is a top destination for first-time homebuyers in Coeur d’Alene.
The main Kootenai Health campus is located in Coeur d'Alene, which includes a 330-bed hospital.

An array of shopping and dining options in Fruitland
Fruitland puts residents near major shopping and dining destinations. Several chain restaurants surround the neighborhood, including Texas Roadhouse, Cracker Barrel, Starbucks and Firehouse Subs. Local spots include Top of China Buffet, an unassuming restaurant offering various Chinese and Japanese dishes. Just across U.S. Route 95, Fisherman’s Market & Grill is a casual counter-serve spot known for fish and chips, poke and smoked salmon. Multiple grocery stores give locals plenty of options for stocking the pantry, including WinCo Foods, Fred Meyer and two nearby Safeway locations. Other chain stores in the area include Lowe’s and Costco.

Modestly priced single-family and manufactured homes
Fruitland has a mix of housing styles throughout the community. “You have starter homes that were built in the 1980s and ‘90s,” says Yeager. “Not a lot comes up for sale in here. It’s a small area, but I do think it’s an area people should look at if something becomes available.” Single-family homes in the neighborhood are mostly centered around Fruitland Lane or Ryan Street and include ranch-style houses, cottages and Cape Cods. These typically cost between $350,00 and $470,000. There are manufactured homes in the area, but Yeager says homeowners own the land these homes are on, unlike other locations where residents only own the building and rent the lot. These often cost between $150,000 and $250,000.
The area around Fruitland mainly consists of single-family homes and ranch-style properties.
Fruitland itself has limited commercial activity, so most residents head into Coeur d'Alene.

Enjoying the outdoors at nearby parks
Several parks and recreation facilities near the neighborhood make it easy for Fruitland residents to stay active. Ramsey Park is a 30-acre green space with four softball fields and a baseball field. The park also has tennis, volleyball and basketball courts and offers access to the Prairie Trail, a 4-mile multi-use trail. Just south of the park, the Salvation Army Kroc Center is a 132,000-square-foot recreation facility with fitness equipment, a climbing wall, exercise classes, a gym and a performing arts center. The Kroc Center also has a lap pool and a family pool with water slides. Coeur d’Alene Golf Club is nearby, offering a par-72 course open to the public. The course features tree-lined fairways and rolling hills throughout its 18 holes, offering a scenic spot for a round of golf.

Coeur d'Alene schools prepare students for the future
Students in Fruitland might attend Winton Elementary School, rated a C-plus by Niche, and Lakes Middle School, rated a B. The elementary school offers STEM activities for students, exposing them to problem-solving and engineering subjects at a young age. Lake City High School earns a B-minus and serves approximately 1,500 students. The high school offers dual enrollment courses for juniors and seniors through partnerships with North Idaho College and the University of Idaho.

Convenient access to major highways from Fruitland
Highway 95 and Interstate 90 offer convenient routes throughout Coeur d’Alene and the rest of North Idaho. The neighborhood is approximately 2.5 miles from Downtown Coeur d’Alene and 32 miles from Spokane, which has the closest major airport. Kootenai Health is just 1 mile away, south of I-90. Two Citylink bus stops on Ramsey Road on the neighborhood’s west side offer routes in and out of the neighborhood.

Crime awareness and environmental factors in Fruitland
Buyers looking in Fruitland should be aware that the neighborhood has a CAP Index crime score of 9 out of 10, compared to the national average of 4. The community receives particularly high scores for property crime, including 10s for larceny and burglary. A power substation on Howard Street in the center of the neighborhood lets off a constant hum, but it is not noticeable to most residents. The majority of the noise in the area comes from the nearby highways. The neighborhood is also located just south of the Coeur d’Alene Water Department, and Kootenai County Solid Waste facility, but there are no noticeable smells in the community.
Fruitland is located just southwest of Coeur d'Alene, giving residents access to its amenities.
Overall, Fruitland is an ideal location for those who enjoy a rustic and quiet lifestyle.
