A lakefront community with a unique perspective
The aptly named Southeast Hillside neighborhood is a mountainous community that allows homeowners to enjoy the natural beauty of the Coeur d'Alene region. "Some of those properties have views of two lakes, one being Coeur d'Alene Lake and the other being Fernan Lake. It's a little bit more exclusive and very desirable. You get some secluded feel, but you're five minutes from downtown," says Debbie Taylor, a Realtor with The Agency Coeur d'Alene, who has sold multiple homes in the neighborhood. Residents of this hilly community are surrounded by dense trees and hills that offer privacy, but with Interstate 90 and Coeur d'Alene Lake Drive nearby, the seclusion quickly gives way to the shopping and dining options of Downtown Coeur d'Alene.
Custom homes with sweeping lake views
Homes in Southeast Hillside include established houses from the 1970s and 1980s, as well as several 21st-century properties. Most are custom homes, often in contemporary or log cabin styles. Many have large windows on all sides of the house, allowing for spectacular views of the nearby lakes. Lots are dotted with mature trees, and homes are usually set back from the road, offering plenty of privacy for residents. The Armstrong Park subdivision in the neighborhood's northern end features smaller lots with homes closer together. This subdivision's HOA also offers a separate parking lot for storing RVs and boats. In the neighborhood's south end, waterfront homes often have private docks and boat slips on Coeur d'Alene Lake. There is a moderate flooding risk in some low-lying areas of the neighborhood near the lakeshore. No matter where the home is in Southeast Hillside, the typical cost is between $1 million and $2 million.
Hiking, boating and golfing in Southeast Hillside
The location in the hills south of Coeur d'Alene makes it easy for Southeast Hillside residents to enjoy the area's natural recreation. Fernan Lake Natural Area is a 51-acre open space on the lake's south shore. It has three hiking loops totaling over 1 mile, with plans for more trails that will eventually total over 3 miles. There is also a boat launch and fishing area on the north shore of the lake. Silver Beach Marina offers temporary and long-term moorage on Coeur d'Alene Lake. Those without private docks can store their boats here for easy access whenever they want to spend a day on the water. Golf lovers can tee off at the world-famous Coeur d'Alene Resort Golf Course, just west of the neighborhood. The course is known for its floating green on the 14th hole, a 15,000-square-foot island that changes position daily thanks to an intricate underwater cable system. The course draws players from all over the world, some coming to town for just one day to play the course before heading home.
Downtown shops and restaurants a short drive away
Tony's on the Lake is a longtime Coeur d'Alene staple on the neighborhood's waterfront. This Italian-inspired restaurant is known for its outdoor patio offering dinner with a view and for dishes like short ribs, halibut and scallops. Downtown Coeur d'Alene, which is just 3.5 miles from the neighborhood, has over 100 local shops and restaurants. This includes Dockside, which is in the Coeur d'Alene Resort and is a go-to for locals thanks to its lakefront views and large ice cream sundaes, known as gooeys. Sherman Avenue, also in Downtown Coeur d'Alene, has art galleries, jewelry stores and clothing boutiques. Groceries are available at Harvest Foods on Sherman Avenue or Safeway on North Fourth Street.
Hands-on learning at Coeur d'Alene schools
Fernan STEM Academy and Lakes Middle School each serve the neighborhood and receive B ratings from Niche. The STEM Academy is an elementary school that introduces students to hands-on learning from an early age, with activities like building robots and collecting plant and water samples. Lake City High School is rated a B-minus and has approximately 1,500 students. The school offers several student clubs and activities, like bowling, chess, and ski and snowboard clubs.

Convenient commutes around Coeur d'Alene
A car is necessary in Southeast Hillside, but major roads like Coeur d'Alene Lake Drive and Interstate 90 make it easy to get to town. "Convenience is a big draw. People want to be rural, but they don't want to have to plan their week around a trip to town," Taylor says. The drive into Coeur d'Alene is just 3.5 miles, while the drive to the nearest hospital, Kootenai Health, is about 5.5 miles.
