Most of the development in Spokane River District has happened since 2000, with even more homes being built since 2010. Buyers can find a few different housing styles in the neighborhood. "Craftsman has been the driving force," Burk says. "But now we are enjoying modern takes on the Craftsman. They're doing a lot more glass, metal and contemporary Craftsman. Other styles range from a Mediterranean to a bungalow." The community is very dense, with a mix of single-family homes, condos and townhouses. Most waterfront homes have private docks or boat slips, which Burk says residents can apply for if they have 60 feet of river frontage. There are multiple subdivisions in the neighborhood, such as the gated River’s Edge Community, the high-end Bellerive development with private boat slips, and the growing Atlas Waterfront development. Most charge monthly HOA fees. Condos, townhouses and mid-sized detached single-family homes can cost between $500,000 and $1 million. High-end townhouses and waterfront estates with private docks and luxury amenities start at $1 million and rise up to $5 million. Multiple parks in the Spokane River District offer plenty of ways for residents to enjoy the water. Atlas Mill Park is a 12-acre green space with a beach area, dog park and kayak launch. The park also has a playground and picnic shelter. Johnson Mill River Park on the neighborhood's west side has another swimming beach and dock where residents can begin a day of paddling on the river. The 10-acre Riverstone Park includes a pond, playground and amphitheater that hosts live music every Thursday during the summer. Students in the neighborhood might attend Winton Elementary School, located in the neighborhood and rated B-minus by Niche. Lakes Middle School earns a B, as does Lake City High School. The high school serves approximately 1,500 students and offers dual-credit courses through the University of Idaho and North Idaho College. Interstate 90 is just north of the neighborhood, offering an east-to-west route through North Idaho and a 30-mile drive west to Spokane. The Riverstone Transit Center on John Loop is the hub for the Citylink bus system, offering residents public transit access to Coeur d'Alene and nearby cities like Hayden and Post Falls. The neighborhood's density, combined with sidewalks and the North Idaho Centennial Trail, makes it easy to walk through the community. Many of the neighborhood's most frequented restaurants are in the Riverstone development near Riverstone Park. "We have so many restaurants," Burk says. "Bardenay and Anthony's are probably the most popular. For breakfast, we have a great little spot — Le Peep — and it's right on the water." Bardenay is an upscale American restaurant known for its pasta and steak dishes. Its large patio overlooks the pond at Riverstone Park. Anthony's is a seafood restaurant also on the water at Riverstone Park. Le Peep sits on the banks of the Spokane River and is known for its specialty — Idaho trout and eggs. Also in the neighborhood, the Village at Riverstone shopping center includes bookstores, clothing boutiques and kitchen shops. The Kootenai Farmers Market takes place in the shopping center every Wednesday from May through September. Other groceries are available at nearby supermarkets like Safeway and WinCo Foods.
