Traditional brick houses and ranchers
Central College Station is made up of a number of smaller subdivisions with an array of housing options. Subdivisions like Southwood Valley or Southwood Terrace consist mostly of Traditional brick homes and ranch-style houses. “The neighborhoods are kind of combined in the eyes of people from College Station,” Lewis says. “It’s all kind of considered the Southwood Valley area.” Though a majority of the housing options are single-family homes, there are condos in some neighborhoods as well. For the most part, home prices range between $180,000 and $330,000. However, Southwood Forest is an outlier, containing custom homes on large lots that can sell between $500,000 and $850,000.

Highly rated College Station ISD and Texas A&M University
The College Station Independent School District is a big draw for parents moving to the area, and there are several pathways for students in this part of town. Some students might start at Southwood Valley Elementary School, which received an A-minus grade on Niche. Fifth and sixth graders head to A-minus Cypress Grove Intermediate School. Seventh and eighth graders will likely head to College Station Middle School, also rated A-minus. Lastly, A&M Consolidated High School boasts an A with high marks for its academic achievement, including five National Merit Finalists in the 2023-24 school year. After high school, there's an obvious choice: Texas A&M University is a few miles from the area.

Green spaces like Brothers Pond Park and Longmire Park give residents a place to walk through forested landscapes. Easy traveling around the sister cities
Texas Avenue and Wellborn Road, two major thoroughfares in College Station, sit along the northern and southern sides of the area. Texas Avenue can be used to reach neighboring Bryan. Aggies often say it doesn’t take long to get from College Station to Bryan, and there isn’t much traffic even when most of the students are around. State Highway 6 is a few miles away for commuters, and two of the area’s most prominent hospitals, St. Joseph’s Health and Baylor Scott and White Medical Center, are less than 2 miles away.

College Station’s two major thoroughfares have their share of chain retailers and restaurants, but there are some local spots close by as well. Koppe Bridge Bar & Grill has been a staple since the early ’90s, serving everything from burgers to fried catfish and more. There are several places to grab groceries, including Walmart on Texas Avenue or H-E-B along Wellborn Road.
