College Station's Sandstone neighborhood seamlessly blends a rural landscape and upscale homes. Tucked in the southern side of College Station, about 5 miles from Texas A&M University, this small community appeals to Aggies looking for seclusion while staying close to the heart of College Station. "I'd say it's a pretty established part of College Station, and it's near the heart of the city," says Genni Murphy, a real estate broker and owner of Miles of Grace Realty who has lived in Aggieland for over 20 years.

Acre lots and spacious estates
Single-family homes in Sandstone spread along lengthy, rural roads, some ending in cul-de-sacs. Most homes were built in the 1980s and ’90s and sit on acre lots, typically priced from $530,000 to the high $600,000s. Homes that sit on multiacre lots as well as homes built in the early 2000s can cost anywhere from the high $700,000s to $1.2 million. Residents who buy tend to stay a while, so homes don't come on the market often. "There's a pretty low turnover rate," Murphy says.

Highly-ranked schools in the College Station ISD
South Knoll Elementary School, part of the College Station Independent School District, receives an A grade from Niche. Oakwood Intermediate School also has an A grade, offering a dual-language program, a robotics club and garden club. A-rated A&M Consolidated Middle School is up next for seventh and eighth graders, followed by A&M Consolidated High School, which boasts a rare A-plus Niche score. The high school has taught students in Aggieland since 1920, with over 150 honor graduates in the 2023-2024 class and a 78 percent AP test pass rate.

Luigi's Patio Ristorante has live music most days of the week, and the acoustic or jazz performances add to the cozy atmosphere. A little way down Frontage 6 Road, Stella Southern Cafe is a go-to spot for brunch. The Rock Prairie Crossing shopping center has retail options, chain restaurants and Kroger for any grocery needs. Many more eateries and shops await along Texas Avenue, 2 miles away, with everything from department stores to local eateries.
State Highway 6 is an easy way around Aggieland
Running along the northern side of Bryan-College Station, State Highway 6 is a major roadway in the sister cities. Sandstone is 5 miles from Texas A&M University, accessible via Texas Avenue, another main thoroughfare with an array of shopping centers and restaurants. A lack of public transportation near Sandstone means most locals drive to get around, and the abundance of thoroughfares often means less traffic. Baylor Scott and White Medical Center — a top hospital, according to U.S. News and World Report — is 2 miles from the community, and small Easterwood Airport is 8 miles out.

Fishing at Central Park
Sandstone Park is just a short walk away from many of the homes in the community. In addition to a covered playground and basketball court, this park has several wide open fields that are used for soccer games or impromptu football games. Stephen C. Beachy Central Park is less than two miles from Sandstone and has various outdoor amenities. Central Park's lake is stocked with catfish by the state's Parks and Wildlife Department. The park has a splash pad that's popular during the summer, and the pavilion often hosts birthdays and cookouts.
