Sometimes referred to simply as River Run, the acreage community sits on the southwestern edge of College Station but isn’t too far from many of Aggieland’s best amenities, plus a few top-tier schools. “It’s out in the country, so it’s really quiet and peaceful,” says Jana French, a Realtor with Century 21 Integra who has sold dozens of homes throughout the Bryan-College Station area. “But it’s actually quite close to the university, so you feel like you’re in the country, but everything’s only about 10 minutes away.”

Houses throughout River Run spread out along quiet, rural roads. Multiacre lots are the norm, and the undisturbed roads are set back from main thoroughfares, giving residents plenty of peace and quiet in the countryside. It’s not uncommon to see animals roaming the property. “Homes usually have some land that you can put horses or a cow or two out there,” French says. Home prices largely depend on lot size. Homes on three acres can cost between $600,000 and $700,000, while homes on larger lots can range between $750,000 and $1.2 million.

Take a sip of a smooth red at Perrine Winery

Though the community seems secluded on the outskirts of College Station, many of the area's best restaurants and amenities aren’t a far drive. Perrine Winery is a welcome place to unwind on weekends, with an array of reds and whites served in an intimate setting. Koppe Bridge Bar is an Aggie staple, offering burgers, brews and a friendly atmosphere. Locals also grab lunch at Urban Table or filling barbecue at 1775 Texas Pit BBQ. H-E-B is 5 miles away for groceries and a pharmacy.

After-school enrichment at River Bend Elementary School

The Estates at River Run falls into the College Station Independent School District. Kids in the area start at River Bend Elementary School, which received an A grade from Niche. Students can take part in the Kids Klub program for after-school enrichment, which includes arts and crafts, gym time and other activities. Pecan Trail Intermediate School also received an A grade from Niche, and Wellborn Middle School boasts an A-plus. A&M Consolidated High School, also rated A-plus, had higher SAT scores than the national average, and the 2023 graduating class had 193 AP Scholars.

Easy traveling around Aggieland

Texas A&M University is just 8 miles away from the neighborhood, while Easterwood Airport, which offers commercial flights to Dallas-Fort Worth International Airport, is 7 miles out. Traveling to neighboring cities isn’t a hassle, either. “We’re inside the Texas Triangle, which is Houston, Dallas and San Antonio, and we’re smack dab in the middle of it," French says. "So as far as doing business or just getting back and forth, this area’s a great location for that.”

Texas A&M University Research Park

Texas A&M University’s Research Park welcomes outdoor enthusiasts to its 40-acre park, which offers paved walking paths and an 18-hole disc golf course. The park’s ponds are also a popular destination for ducks, turtles and the occasional beaver, making it a great place for a weekend picnic among the natural scenery. John Crompton Park, 5 miles away, has a picnic pavilion perfect for an afternoon lunch. Paved trail loops around a pond, while forested areas shelter some local wildlife.
