Walkable borough with a historic downtown
A stroll down Collingswood’s sidewalk-lined streets will reveal a quaint commercial corridor on Haddon Avenue and a lush waterfront green space where sailboats frequently float by along the Cooper River. “It’s got a great traditional downtown vibe. There’s a lot of people who have been wanting to move here; it’s got a huge draw,” says Timothy Belko, a Realtor with Fox & Roach Realtors of Berkshire Hathaway HomeServices who specializes in the South Jersey area. The borough’s red-brick storefronts are part of the Collingswood Commercial Historic District, which is listed on the National Register of Historic Places and serves as a year-round destination for the arts, street festivals and more. Besides its small-town charm, Collingswood offers a central location in Camden County less than 10 miles east of Philadelphia.

Boutiques and restaurants in Downtown Haddon Avenue
Most homes in Collingswood are just a few blocks from the hustle and bustle of Downtown Haddon Avenue, where wide sidewalks lead past vibrant storefronts. Occasionette is a local gift shop with handmade jewelry and home goods, while the independently owned Ida’s Bookshop stocks its shelves with titles written by female authors. Breakfast spots like Sabrina’s Café and Grooveground Coffeebar feature small sidewalk cafés shaded by towering oak trees. Over at Sagami, chef Shigeru Fukuyoshi serves up authentic Japanese sushi that earned him the honor of being named a James Beard Award semifinalist in 2023. The local food scene spans around the globe, with restaurants like Li Beirut and Oasis Mexican Grill serving dishes inspired by the flavors of the Mediterranean coast and the Puebla highlands. Due to its Quaker roots, Collingswood is a dry town that generally prohibits alcohol sales, but many restaurants allow guests to BYOB. For groceries, Haddon Culinary has a full-service butcher counter and a variety of prepared foods. Aldi is about a mile west along White Horse Pike.

Early 20th-century homes with traditional charm
Most homes in Collingswood date to the early 20th century and combine historic charm with modern conveniences. Craftsman-style bungalows offer spacious front porches, while Dutch Colonial Revivals feature barn-like gambrel roofs and walk-up attics. Meanwhile, Victorian-style houses with wrap-around porches cast shadows over quaint, Cape Cod-style homes adorned with dormer windows. Some of the borough’s oldest homes can be found in the Collingswood Residential Historic District, which is centered around Knight Park and includes the striking, 19th-century First United Methodist Church. Prices for single-family homes range from around $330,000 for a smaller bungalow to $780,000 for a larger Victorian-style home. “The neat thing about Collingswood is there’s a lot of twin homes, which will be less since you’re attached by that shared wall,” says Matthew Curcio, a real estate agent with Real Broker, LLC who has over 20 years of experience in the area. Traditional twin homes and red-brick townhouses range from around $150,000 to $345,000. Homebuyers will also find new construction scattered throughout the borough, with new traditional homes selling for about $800,000 to $900,000.

Cooper River Park runs along the northern border of Collingswood and offers various opportunities for waterfront recreation. The river is best known for its Olympic-distance narrow and sheltered straightaway, where the Camden County Boathouse hosts prestigious rowing events such as the NCAA Division I Rowing Championship. The Cooper River Yacht Club offers members kayak rentals and sailing lessons for all ages. Back on land, the Cooper River Park Loop spans nearly 4 miles and is a popular spot for outdoor exercisers. Further from the riverfront, Knight Park anchors the borough with almost 70 acres of green space. The park offers opportunities for active and passive recreation, with a castle-themed playground, scenic pond and four baseball fields home to the Collingswood Little League. The Collingswood Station is part of the PATCO Speedline, a rapid transit route that runs from Philadelphia to Camden County. “There’s ample parking there by the train station, and you’re only 10 minutes from Philly by train.
