Well-established neighborhood in central Colorado Springs
Surrounded by views of the white-peaked Sangre de Cristo Mountain Range, the suburban enclave of Austin Estates is close to legacy retail stores, pocket parks and highly-attended schools. “There’s a good mix of young families moving back in and older people whose kids have come and gone,” says Mike MacGuire, a broker at The Platinum Group and longtime Colorado Springs resident. The four-lane Gallery Road and Palmer Park Boulevard are major thoroughfares in the area, and North Academy Boulevard connects folks to restaurants and the Citadel Mall. Most homes here were built between the 1950s and ’70s and are cheaper than other northern parts of the city. For fun, residents take advantage of the well-kept grassy areas in Franklin and Twain Park and attend monthly Art Walks just a few miles outside the community.
Midcentury homes on sidewalk-lined streets
The asphalt residential streets in Austin Estates are wide and laid out in a grid. Tree-shaded sidewalks lead to places like Mark Twain Elementary and Twain Park, and midcentury ranch-style and bi-level properties are in northern part of the neighborhood. These vinyl-exterior properties have small concrete front porches and fenced-in backyards shaded by white ash and pine trees. Prices fall between $250,000 and $350,000. Throughout the neighborhood are bi-level homes with a mix of brick and vinyl facades and ranch-style houses built mostly in the 1960s and 1970s. Some of these properties were remodeled with new countertops and flooring and have short cement driveways connected to two-car garages and rock-landscaped front lawn gardens. Prices range between $390,000 and $450,000.

Joining Air Force JROTC at Mitchell High
The Austin Estates area is zoned for the Colorado Springs District 11, one of 17 in the city. Kids here start at Twain Elementary, which offers preschool through fifth grade and is rated C by Niche. Students then move on to Galileo Middle for sixth through eighth grade and then Mitchell High. Both schools have a Niche score of C. Mitchell High is known for its Air Force JROTC program, where students can join the Junior ROTC Drill Team. ROTC students can also compete in CyberPatriot, where they mimic the experience of working through operation systems in a competition between other schools in their region.

Convenience to Downtown Colorado Springs
Downtown Colorado Springs is about 2 miles east of the area via East Platte Avenue, which connects to U.S. Route 24 in the east. Mountain Metro Transit buses make several stops in and around the neighborhood, and folks can access bike lanes on Chelton Road and East La Salle Street. The area is fairly walkable, with sidewalks and crosswalks spread throughout. UCHealth Memorial Hospital Central is about 3 miles west of the neighborhood, and Colorado Springs Airport is an 8-mile drive south, with flights to major cities like Chicago, Baltimore and Houston.

Hiking and biking in Austin Estates
Small pocket parks with grassy areas like Franklin and Twain Park are scattered throughout the neighborhood, and the 12-acre Wasson Park is a 2-mile drive northwest. Families can check out a soft-surface playground, play pickup basketball or catch a Mitchell High Marauders football game at the Garry Berry Stadium. The 10-mile-long Rock Island Regional Trail, which stretches from across Highway 24 through the city, connects to Austin Estate’s northern border. Folks can see views of Pikes Peak and Rattlesnake Buttes as they bike or jog on the partially paved route, and there are benches for resting along the trail corridor. The massive 730-acre Palmer Park—the largest in the metro area—is about 2 miles north of the community and features several rock formations, dirt trails for mountain biking and horseback riding and multiple scenic overlooks. Neighbors can catch a movie at the Picture Show at Citadel Crossing.

Within the community, residents can explore Citadel Mall, home to department stores like Dillard’s Clearance Center and JCPenney. Nearby Citadel Crossing Shopping Center has tenants like Lowe’s Home Improvement, Dollar Tree and the massive, locally owned EntertainMart, where shoppers can search through newly released books and DVDs every week. Fargo’s Pizza is a sit-down family restaurant decorated with a deep red flowery carpet and sparkling gold chandeliers that give it a Victorian-period vibe. Folks can munch on chicken alfredo pizza and homemade spaghetti, surrounded by stained glass pieces of art and “magic mirrors” that light up when an order is ready. Within an enclosed case is a wax couple, Sophia and Fargo, the characters who allegedly founded the restaurant, according to an urban legend spread by its actual founder. Kang Nam is known for beef bulgogi and freshly made kimchi. For groceries, locals can stop by Safeway or travel a few miles to downtown for the Colorado Springs Farmers Market.

Bright balloon-watching at Colorado Springs Labor Day Lift Off
Austin Estates doesn’t have many of its own events, but locals here venture out for multiple festivities in Colorado Springs. Every Labor Day weekend, locals gather at Memorial Park 3 miles southwest for the beloved Colorado Springs Labor Day Lift Off, where dozens of brightly-colored hot air balloons take off into the sky. Visitors can reserve a time to ride in a balloon over Prospect Lake, visit local food vendors around the park and enjoy live music. Seven miles west, the Old Colorado City neighborhood holds the monthly First Friday ArtWalk. People can meander along Colorado Avenue to look at art galleries and boutiques while enjoying live music from local bands.
Making safety improvements at Citadel Mall
Since 2016, criminal activity has increased at Citadel Mall, according to local news sources. Colorado Springs Police Department data from 2022 showed that the mall had hundreds of calls for incidents of gun violence, robbery and harassment. To help combat these ongoing issues, city leaders met up with representatives of the mall’s owner, Namdar Realty Group, in August 2024 to develop solutions to reduce crime in the area. Colorado Springs Police assessed the property and proposed updated security cameras and limiting parking lot access after hours.
